Description

The contractor is to block off with a safety guard railing the sliding glass door access so that there is no potential for a fall from residents, children, or pets during the projects duration. This guardrail must be mounted exterior of the home, secured firmly to the structure to prevent falls even when pushed on by a child and all items for this will be removed at the completion of the project and any holes created will be repaired for the job to be accepted. 1.2 Contractor will safely and efficiently remove all existing deck to include, structural framing, stringers, stairs, handrails and enclosure covering of framework underneath the deck (lattice materials). 1.3 Contractor will remove all decking framework post concrete pillars so that it does not interfere with the rebuild of the structure. 1.4 All items will be disposed of off-site by the contractor at the time of removal and area of demolition will be policed for hazardous debris pickup of any and all screws, nails or sharp wood or concrete materials. Contractor will reinstall concrete pillars so that structural posts can be placed on the same footprint from existing deck build but elevate the concrete pillar to extend 24 inches above the ground for weather protection on the wood framework and to be installed at 48 inches below the ground for structural stability to get below the frost line. The diameter of the column will be no less than 12” at any point. The concrete columns will be reinforced with a proper rebar structure or welded wire mesh cage to maintain structural stability of the column. On top of the concrete column’s contractor will mount a Simpson MPB66Z 6x6 Moment Post Base- Zmax finish to place solid (no joint’s authorized) structural deck support posts into. 1.7 There will be no less than 4 structural support posts placed (2 exterior edge supports, 2 center supports) with solid 2 x 12 Exterior Ground Contact Pressure Treated Girder Beams running both sides of the 6x6 Exterior Ground Contact Pressure Treated post on all support beams. 1.8 The 2 x 10 Exterior Ground Contact Pressure Treated ledger board will be tied into the framework of the house as is existing deck and in same location of existing decking for proper height and access to sliding glass door entry. 1.9 Deck Joists will be a solid piece of 2x10 Exterior Ground Contact Pressure Treated ran in a standing position Perpendicular to the Girder Beams every 2’ and attached to both the Rim Joist and the Ledger with metal joist support brackets to accommodate the size of the material. The center Support Girder Beam connection will have a metal tie plate placed on each Joist for support and structural integrity. 1.10 The decking material itself will be 2x6 Exterior Ground Contact Pressure Treated properly secured at every joist beam intersect running perpendicular to the joists with a minimum of two exterior grade framing screws. Decking material is the only authorized non-solid structural pieces (seams can be used and staggered in a pattern format for functionality and décor purposes.) No more than two seams in any run is authorized. Materials must be properly secured for structural support from joist beams on all seams.
