Description

The work will include basic overall building upgrades for restrooms, offices and student workspace, security, HVAC system, and electrical. As of February 16, 2022, an architect has been selected, and the drawings are in the design development phase. A timeline for bidding and construction has yet to be announced. All questions must be received by the Architect by Friday, August 5 in order to be answered. Questions must be in writing and faxed to 865-637-1532, or by email to lingram@breweringramfuller.com. It is unlikely that addenda will be issued after Monday, August 8. A brief description of the Base Bid Work covered by the Contract Documents is provided below. Alternates, if any, are described elsewhere. Base Bid Work includes: Renovation of eight (8) existing restrooms and their vestibules. Renovation of four (4) existing exit stair landings as Areas of Refuge. (Building is existing and sprinklered. These Areas of Refuge are an elective upgrade requested by Owner as an accommodation to enhance accessible features.) Painting and electrical renovations in Graphics Studio Room 335. Related improvements in the Work Areas as follows: 1. Demolition of walls, flooring, ceilings, doors and fixtures as indicated on drawings. Removal and disposal of existing materials scheduled to be replaced are included in this contract unless specifically noted otherwise. 2. Add new walls, flooring, ceilings, doors and fixtures where indicated on drawings. 3. Paint interior walls, metal doors and hollow metal frames, both new and existing, as noted in the Finish Schedule. Existing surfaces scheduled for painting shall be repaired/patched wherever damaged, and prepared for painting as specified. 4. Add new ceramic tile flooring and wall finishes as and where indicated on drawings. Existing surfaces scheduled for new ceramic tile systems shall be repaired/patched wherever damaged, and prepared for new materials as specified. 5. Add new ceiling systems as and where indicated on drawings. 6. Add new casework as and where indicated on drawings. Add fire-treated 2x wood blocking in walls where required for support of wall-mounted items. 7. Clean new and existing interior finishes and fixtures such as doors, hardware, storefront, glass, mirrors, casework, ceramic tile, plumbing fixtures, HVAC grilles and registers, light fixtures, etc. 8. Coordinate with Owner for temporary relocation and re-installation of Owner's furniture. Final layout of furniture in Room 335 shall be as indicated on furniture drawings by others, see Section 00 30 00. 9. Plumbing work as indicated for new fixtures, and other plumbing work as noted on drawings. Inspection, repair and adjustment of plumbing system components to remain. 10. HVAC work as indicated, to renovate existing restroom central exhaust system, with new equipment and extensions of ductwork. Inspection, repair, test, balance and adjustment of this system. 11. Adjust and add sprinklers to meet NFPA 13. 12. Electrical work as indicated, to modify and supplement existing power, lighting, data, security, and communication systems The apparent low bidder was Wright Contracting, Inc.
