Annex Building North Loading Dock Canopy Roof Rehabilitation Project

Scope: Field verify existing roof and deck condition and identify all areas of the roof that need to be replaced. (Approximately 3400 Square Feet). Remove coal tar pitch roof and underlaying substrate at roof sections where failed/deteriorated roof deck needs to be replaced. Remove and replace missing and or deteriorated roof deck with 2 ½-inch thick fireretardant treated Tectum board deck. Secure using fully adhered method. Spud the entire roof perimeter to expose all metal and wood blocking. Replace all deteriorated wood blocking with Fire Retardant Treated (FRT) wood. Install all required new wood blocking and metal drip edge around the perimeter to receive new metal heavy-duty hangers for the gutters. Outside hangers should be spaced three (3) feet apart each. Clean and prepare the existing roof for installation of Sprayed Polyurethane Foam (SPF) roof system. Use an industrial wet vacuum or power broom to remove all loose gravel. Inspect the roof thoroughly and the underside of the roof deck to identify all areas where the deck is compromised and potential areas above with wet roof system (Estimated approximately 3400 SF). Cap off and cover the existing drains with the new roof system. Remove existing copper drip edge metal and dispose of it. Install two hundred (200) linear feet of 8-inch box butter (24-gauge Kynar finished steel in 20-foot lengths; with both inside and outside hangers). All outside gutter hangers must be minimum of 13-gauge aluminum and 1- 1/2 inch wide. Install thirty (30) linear feet of 6-inches by 6-inches by 10-feet Kynar finished downspouts using thirteen (13)-gauge prefabricated wall-mounted straps to secure the downspouts to the wall. Provide additional similar overflow downspouts as necessary. Install two hundred (200) linear feet of 24-gauge prefinished metal drip edge with cleats. Apply SPF to infill all cut-out areas of roof where Tectum deck has been replaced. Apply SPF at all wall and perimeter transitions to seal them watertight. Apply base layer of SPF over the entire roof and build slope to drain the water away to perimeter gutters. Apply base layer and finish layer of silicone coating per specified thickness for the stated warranty period. Water test all repaired and replaced areas per MARTA’s Roof Water Testing Procedure.
