Description | Spud of the existing roof down to the existing asphalt impregnated ply felts, repair blisters, damaged or punctured areas, prime the existing ply sheets, adhere one layer of one-half inch (1/2") fiberglass gypsum recover board non primed, adhere new fiber cant at the field to parapet walls and curbs, adhere one layer of 80 mil SBS smooth modified interply sheet using hot asphalt, adhere one layer of 80 mil fleece backed Elvaloy membrane using hot asphalt. Remove the existing modified flashings and ply sheet to the substrate, adhere one ply of SBS modified membrane to the existing substrate using manufacturers approved adhesive, adhere one layer of 60 mil reinforced Elvaloy flashing membrane utilizing manufacturers flashing adhesive. Remove and replace all coping with new low-profile standing seam factory finished metal and continuous clip. Remove and replace all edge metal with new factory finished as per detail. Replace all drain flashing with new lead flashings, Install new retrofit drains in all drains. Remove and replace all counterflashing, vent stacks, covers, collars, pitch pans with new stainless steel metals. Remove and replace the field expansion joint with new low profile standing seam expansion cover. All drains shall be tested by inserting an air filled drain plug; and drains shall have water standing for a minimum of one hour to ensure the drain bowls are working properly. Photo document drains blocked and tested as well as release of water. Verify no leaks below in the building. All rise walls above roof line shall receive new thru wall flashing with stainless steel receiver as specified. New thru wall shall have new stainless steel receiver with removable counter flashings as specified. All curb units, conduits, gas pipe shall be raised to minimum of ten (10”) inches above new finished roof line. Warranty shall be for twenty (20) year NDL with a wind rider for 120 MPH and up to and including two-inch (2") hail impact by the membrane manufacturer. |
