Erwin Terrace Three

This project consists of the following components: 1. Pad5 Building: New 5 story wood framed apartments over two story cast in place parking garage. 156 units. Approx 42,000 sf of garage and 160,000 sf of apartments. 2. Wrapper Building: New 5 story wood framed apartments over podium and slab on grade. 89 units. Approx 96,000 sf of common area and apartments. 3. Existing precast garage overbuild - this will add one level to the existing parking garage and will be completed prior to starting the other buildings. 4. Existing garage horizontal expansion - extending of the existing precast parking garage to the west. 184 added spaces. Approx 62,000 sf. 5. Site work: Associated site work for the added buildings and rework of the site for the added buildings. 6. The remaining portions of the project will start construction after the completion of the garage overbuild. Generally, the sequence of construction after the vertical expansion will be garage horizontal expansion, wrapper building, then pad5. There will be overlap on these schedule to move trades seamlessly as possible from one building to the next.
