Mold Remediation at 2002 Zeier Road

1. Ceiling: Remove and discard all ceiling tiles and associated grid in all areas of the building. This includes the Sales area (15,000 SF) and Breakroom (500 SF). HEPA-vacuum and damp-wipe metal ceiling surfaces exposed after removal of ACT and in existing exposed ceiling areas. This includes decking, support beams/trusses, light fixtures, and any remaining exposed MEPs. Temporarily secure loose light fixtures installed at removed ACT to structural members. Remove drywall ceiling soffit in main Sales area (350 LF) 2. HVAC – General: HVAC cleaning to be completed immediately after the ceiling tiles are removed or at least before the final HEPA vacuuming of surfaces. 3. HVAC – AHUs: Clean rooftop air handler units’ (5) interior fiberglass insulation. HEPA-vacuum or insulation replacement is acceptable. Sanitize coils, drip pans, and condensate drain pipe. 4. HVAC – Ductwork: Remediate ductwork serving all areas of the building. Sheet metal ducts can be cleaned and sanitized using typical duct cleaning methods. Removal and replacement of flex duct serving areas where ceilings are to remain (Rooms 12, 13, 15, and restrooms) is required as flex duct cannot be adequately cleaned once mold is present. Flex duct in the Sales area and Breakroom can be removed with the ACT and drywall soffit. Duct cleaning should include HEPA vacuuming of all air return and air supply grilles and diffusers. As-builts of the existing ductwork locations and sizes are not available. Much of the ductwork is not visible as it’s above existing ACT. Provide bid off approximate quantities and marked-up drawings shown in Exhibit B included in this RFB. a. 40 supply and return grilles/diffusers and corresponding ductwork. Grilles/diffusers to be cleaned and returned to City of Madison. i. 9 grilles/diffusers in hard lid ceilings ii. 25 grilles/diffusers in ACT ceiling
