Description | Office Space - ADA compliant fire-rated ingress/egress between exterior and to main hall. - All non-load bearing walls removed. - Replace exterior windows. - Spray foam Insulation - Drop ceilings - Drywall & paint - Flooring - 1 hour fire wall between office space / kitchen and meeting room. Office (A): Existing cement block room roughly 14x18. To be used as private office. - Install one double window on (North or West?) wall - Locking door with window to exterior office (C). Office (B): To be built for use as private office, (roughly 8x10) - Locking door to exterior office (C). Office Area (C): Remaining office space, for use as reception and office for two employees. Cubicles or furniture divided. Bath/Kitchen Interior layout is flexible, to include current furnace room. Must include code-compliant egress from main hall. One ADA-compliant, commercial-grade bathroom with low-flow toilet and sink. - One other bathroom with low-flow toilet and sink - Kitchenette with single-bowl sink, counter and cabinet space for microwave, coffee maker, and simple food prep. Provided by others: standard-size refrigerator and potable water via freestanding cooler. - Oil tank and furnace to be removed. - Anticipated electric domestic hot water; alternatives will be considered. - Remove and fill egress door, windows replaced. - Spray foam insulation. - Drywall & paint. - Flooring - Install door to main hall. Layout concept, alternatives considered: Main Hall - Remove window and replace with exterior egress door on West wall. Exterior step as needed for egress code. HVAC - Anticipated system is multiple zone mini-split heat/AC; alternatives will be considered. ELECTRICAL - Update service - 2 CAT-6 drops to each of 6 locations, tbd - Sufficient overhead lighting for all renovated spaces. Exterior: - Lighting tbd By Others: - Alarm system. |
