RFP Construction Manager at Risk - New College of Education

This project is for a New College of Education, will be approximately 110,000 SF that will accommodate four distinct users of the spaces; College of Education, Early Childhood Learning Center, Cross Creek Early College High School and Cumberland International Early College High School. Traffic and parking changes in the vicinity of the new College of Education will be required and included in the project scope and budget. The selected Construction Manager at Risk (CMR) firm will work closely with the Architect and Engineers to provide a construction perspective and expertise to the design process. The work of the CMR will be performed in two phases under separate contracts for each phase. Phase 1 will include the pre-construction phase services and the preparation and submission of the Preliminary Guaranteed Maximum Price (PGMP) or Guaranteed Maximum Price (GMP) ensuring the work can be accomplished within the approximate $47.25 million hard cost and $63 million total project cost. Preconstruction services will include, but not be limited to cost estimating, life-cycle cost analysis, building type/method cost analysis, phasing and sequencing analysis, schedule development, value-engineering, BIM driven conflict resolution, constructability reviews, etc. Phase II will include the bidding, award and management of all principal and specialty trade contracts for others to provide the actual construction of the Project.
