ILEAS Training Center Phase 1 Renovations

Project cost range is anticipated to be $1,800,000 to $1,900,000. Project consists of extensive remodeling (10,200 sf) of B wing as well as minor remodeling (1,100 sf) in C wing and the lower level (1,000 sf). Alternate bid #1 includes the addition of a covered shading structure, new landscaping, and new paving in the main courtyard. Alternate bid #2 involves the addition of an entry vestibule on the west side of A wing. Qualified bidders may submit bids for project as described in this Document. Submit bids according to the Instructions to Bidders. Bids will be received for the following Work: 1. General Contract (all trades). ILEAS reserves the right to reject any or all bids or any part thereof, to waive any informalities and irregularities in the bidding and to accept the bids deemed most favorable to their interest, after all bids have been examined and evaluated. A bid bond, bank draft, or certified check made payable to the ILEAS, Urbana, Illinois in the amount of ten percent (10%) of the Base Bid proposal shall accompany each bid as a guarantee that the Bidder, if awarded the Contract, will furnish satisfactory, execute the Contract and proceed with the Work. Upon failure to do so, he/she shall forfeit the deposit or amount of bid bond as liquidated damages, and no mistakes or errors on the part of the Bidder will excuse the Bidder or entitle him/her to a return of the deposit or bid bond. No Bidder may withdraw his/her bid for a period of 45 days after the date of opening thereof. The bid bonds or checks will, with the exception of those of the three lowest bidders, be returned seven days after the opening of bids and the remaining checks or bid bonds will be returned when the Contract is executed. Subcontractors and suppliers are encouraged to obtain plans through General Contractors although additional sets will be available at the cost of printing. When requesting documents, identify the contract or trade you are bidding. Contractors who do not submit a bid will forfeit their drawing deposit. Additional shipping charges will apply. Successful bidder shall begin the Work on receipt of the Notice to Proceed and shall complete the Work within the Contract Time.
