Description | 1 Front Entry Porch Roof - Repairs: A.) Install metal drip flashing at the bottom of the roof slopes, and pre-finished fascia-flashing behind. Color is to match existing (brown). B.) Replace the missing ridge cap shingles, with matching shingles. 2 North Attic Window Trim: There are no trim boards at this window. Install trim boards and metal wrap, to match the other window trims and sill, and seal it to the siding and window with appropriate caulking for a water-tight assembly. 3 Soffit and Fascia Repairs: There are areas on the roof edges where rodents and birds are gaining entry into the structure. Repair or replace all damaged roof fascia and soffit boards, and dormers to create a solid substrate, then wrap the areas in matching pre-finished metal wrap or flashing. Colors are to match existing (brown). 4 Gutters and Downspouts: Replace all gutters and downspouts. Install "hung" gutters where the fascia is canted. (Note: For gutters and downspouts from upper dormers, chase all discharge through downspouts to lower gutters; do not discharge water across lower roof surfaces.) For other downspouts, direct discharge to grade with bends and extensions at least 4' away from the foundation, and to a pint where it drains away. Provide splash blocks. Install permanent caps at abandoned storm inlets 5 East Chimney Repairs: Tuck point the chimney with Type "N" soft mortar, with a high lime content, color matched to the existing mortar. Reflash the chimney with step flashing, and Replace the chimney cap and possible broken/missing flue. Install metal rain caps with a bird/bug screens 6 Rear Porch Deck and Membrane - First Floor Level: Remove the existing treated plywood decking, and install new 3/4" structural decking. Install additional sloped structure if/as necessary so that the new deck slopes a minimum of 1/8" per foot to ensure drainage. Install 1/2" fiber-board cushion, and a fully adhered EPDM rubber membrane. Install metal drip flashing at all edges, and termination bars as necessary to secure the membrane. All construction is to be code compliant. 7 Rear Exit Porch and Stairs to Grade: Remove the rear second floor porch and stairs to grade. Replace with code compliant stairs, porch, and guardrails. New 6x6 treated posts to grade with footings and bracing may be required to support the upper porch/stairs, and new posts/footings may be required for support of the lower stair. All construction is to be code compliant. This work will require the contractor to design a new stair to grade, and a new 2nd floor porch. Note: The contractor must submit structural designs and receive a permit before starting this construction 8 Siding Repairs: Repair or replace all loose or damaged existing asphalt shingle siding on the East facing attic gable, with matching siding. 9 Exterior Doors - Rear Basement Entry and Storage Room: Replace both doors with exterior metal-clad pre-hung doors with no lites (windows). Install flashing, finished door trims, treated sill plates, and expanding door/window foam as necessary for a complete sealed and rodent proof assembly. 10 Second Floor Picture Windows: 1.) South Dining Room Window; Replace the wood sill trim boards (to form a solid substrate) and install new color/matched metal window wraps with sealant, for a water tight assembly. 2.) West Living Room Window: Re-secure the existing window sill cover, and caulk the sill and trim with color matched sealant, for a water-tight assembly. 11 Alarms: Install a combination smoke/CO alarm in the basement. Install a carbon monoxide alarm and a smoke alarm on first floor, second floors. Install the CO alarms in the kitchens, and the smoke alarms outside of the kitchen areas. All smoke alarms shall be sealed battery, 10 year lithium ion units |
