Description | Restore the roof of the Bath House including repair, restoration and select area replacement of wood framing, sheathing, and decoratively carved details; replacement of deteriorated steel lintels; new roofing membrane, waterproofing, flashing, drainage components; restore, salvage and select area replacement of Spanish tile; repair, restoration and rehabilitation of select masonry items; select stucco repair areas and painting and finishing. General Conditions and Scaffolding Mobilization (D1) Remove, catalogue, clean and salvage for reuse all existing terra cotta mission tile including all in-tact field tiles, eave closure tiles, ridge closure tiles, ridge cap tiles, hip tiles and terminal end tiles. (D2) Remove and dispose of existing sheathing and underlayment. (D3) Remove and dispose of existing waterproofing membrane, flashing, roofing felt and sheet metal patches. (D4) Remove and dispose of existing ridge beam and corner hip rafters. (D5) Remove and dispose of existing deteriorated rafters, allowance 53 rafters (main roof) and 5 (flat roof). (D6) Remove and dispose of existing deteriorated rafter tails, allowance 157 rafter tails. (D7) Remove and dispose of existing gutters, leaders, collection boxes and anchors. (D8) Remove and dispose of select areas of unsound masonry including stucco, cast stone, copings and brick masonry backup. (D9) Remove and dispose of (20) deteriorated steel lintels. (D10) Remove and dispose of (5) deteriorated steel lintels, windows 6, 7, 8, 18 and 19. (Alternate 1). (D11) Remove and dispose of W24 and W25, existing louvers. (D12) Remove and dispose of (23) existing aluminum windows. (M1) Provide and install new brick masonry backup in areas indicated on drawings including but not limited to the dormers, parapet walls, chimney and exterior building walls. Refer to specification section 04200. (M2) Reset top 4 courses of brick masonry Provide and install new brick masonry soldier and header course bricks as indicated on drawings. Refer to specification section 04200. (M3) Provide and install new cast stone copings as indicated on drawings (65 LF) of parapet and (20) curved dormer caps. Refer to specification section 04200. (M4) Rake and repoint select areas of masonry backup as indicated on drawings. Refer to specification section 04510. (M5) Provide and install (2) new cast stone splash blocks. Refer to specification section 04200. (MT1) Provide and install (20) galvanized steel lintels (2-3" x 3"), primed and painted, as indicated on drawings. Refer to specification section 05500. (MT2) Provide and install (5) galvanized steel lintels (2-3" x 3"), primed and painted, at window locations 6, 7, 8, 18 and 19, as indicated on drawings. Refer to specification section 05500. (Alternate 1) (W1) Provide and install new 2 x pressure treated wood ridge beam. | ||
