The Site Finishing Landscape Scope of Work consists of, but is not necessarily limited to the following: 1. Complete all work indicated on the following drawings (all dated 1/11/2021) unless not selected as a part of one of the alternate planting areas: a. CJ1.I100 - Overall Irrigation Plan b. Complete all work indicated in the following specification sections: a. 015639 – Temporary Tree and Plant Protection b. 323300 - Site Furnishings c. 328400 - Planting Irrigation d. 329115 - Soil Preparation GEN 05/20 NTB-2 e. 329200 - Turf and Grasses f. 329300 – Plants g. 329311 - Native Prairie Plants h. 321400 - Unit Paving (ALTERNATE) 3. Install planting soil to final grade as indicated in landscape plans a. Include cutting of existing grade as needed to install planting soil depths indicated on CJ1.L302. b. Include all planting soil backfill within project limits in base bid c. Assume the following existing grades: i. Pink Area: 1’ below final grade ii. Light Blue Area: 6” below final grade iii. Orange, Green, Maroon, Red, & Blue Areas: assume 1.5’ below final grade d. Any stone or soil removed to allow install of planting soil must be removed from the jobsite 4. Install all mulch as indicated in landscape plans. a. Include all mulch within project limits in base bid 5. Install all lawn seed and prairie seeded areas as indicated in landscape plans. a. Include all seeding within project limits in base bid b. Include lawn seed within the highlighted islands on the Landscape Site Reference Plan in the base bid. 6. Install type ‘GP’ grass pavement indicated on sheet CJ1.C102. a. Includes 12” of #8 stone with geomembrane as shown on detail 2 on CJ1.C102 i. Compacted #53 stone will be installed to 6” below final grade in this area. This contract to scrape of and remove this stone as needed to install #8 stone. b. Includes Grasspaver Flexible Plastic Rings, Hydrogrow and Grass per detail 2 on CJ1.C102. c. Include grass pavement in base bid. 7. Furnish and install all site furnishings indicated on sheets L200 through L203. a. F1 and F2 flagpoles are by others. b. Include all site furnishings in base bid 8. Install type P7 ‘Landscape Maintenance Strip’. a. Includes all elements shown on detail 7 on L401 in base bid. 9. Type P1 through P6 paving areas are by others. 10. Install all plantings (trees, shrubs, perennials, groundcovers, etc.) in orange and maroon planting areas in base bid. a. Plantings in other color areas to be included in the alternate price for that area and are not considered a part of the base bid. 11. Install irrigation in orange and maroon planting areas in base bid. a. Includes connection to existing 8” water main. Top of water main is at elevation 759. b. Includes all controls for full extents of irrigation system, current and future. c. Irrigation system to be installed to allow for future expansion into other planting areas if the alternate for that area is not accepted. d. Irrigation installation to be lined up with irrigation sleeves installed by others for future expansion. e. Includes start up, commissions and first winterization. f. Concrete and asphalt contractors will install irrigation sleeves under any sidewalk, road, or parking lot they place. 12. Tree protection and removal indicated on sheet L101 is to be included in the base bid. 13. Any removal of existing plants, trees, etc., is to be done in accordance with specifications section 311000 – Site Clearing. 14. This scope of work includes clean-up of all trash, packaging, debris, dust, etc., created by the installing of this scope of work. GEN 05/20 NTB-3 15. Contractor must be aware that multiple contractors are working onsite; it will therefore be necessary for Contractor to coordinate with others as well as the Owner’s team including a biweekly logistics meeting and other meetings as needed. 16. Contractor must comply with the Soils Management Plan and the Remediation Work Plan prepared by August Mack dated July 2017. 17. This scope includes all manpower, equipment, materials, safety requirements, environmental submittals, permits, product submittals, etc., needed to complete this scope of work. 18. This landscaping scope of work is to be coordinated with and done in accordance with the complete Site Finishing for City of Indianapolis / Marion County Community Justice Campus Construction Drawings and Specifications dated 1/11/2021. 19. Owner Allowances and Contingency a. Contractor to carry an Owner’s Contingency Allowance of $150,000. b. Any Contract allowance and/or any contingency dollars will be spent at the Owner’s discretion. Funds will be drawn from allowances and contingency only by Change Order or executed PCO. At closeout of Contract, funds remaining in Owner’s Contingency Allowance or other Allowances will be credited to Owner by Change Order. 20. Owner will contract separately for the following scopes of work to be completed during the listed time frames: a. Earthwork, storm, sanitary and waterline install: 9/1/2020 – 3/1/2021 b. Electrical and Low-voltage: 12/1/2020 – 9/10/2021 c. Site Concrete: 5/1/2021 – 9/10/2021 d. Asphalt: 4/1/2021 – 9/10/2021 e. Site Fencing: 6/1/2021 – 9/10/2021 f. Site Signage: 6/1/2021 – 9/10/2021 21. Site Landscaping Schedule Dates: a. All work in this scope is to be completed between 7/15/2021 and 10/15/2021. b. Contractor to assume multiple mobilizations to complete this scope of work. c. Substantial Completion for this Scope of Work is no later than 10/15/2021.
