Professional Services for Design of Roof Replacement Projects at OCIS, Millbrook Outpost and Pine Plains Outpost

Qualified Architectural and/or Engineering (A/E) firms for the replacement design of (8) eight county roofs. DPW has selected (7) seven roofs from its 2019 Roof Master Plan to be replaced and (1) one that was not included in the 2019 Roof Master Plan. The selected firm shall provide the following services for all the roof locations identified in Section 2.0. 3.1 Assess existing conditions a. Become familiar with the County’s Roof Master Plan for each of the subject roof locations. b. Visit each roof location to assess existing condition and to identify the full extent of work needed to replace/repair each roof. c. Identify presence of hazardous materials (lead, asbestos) and have tests taken to confirm scope, locations, type, and quantities of hazardous materials. 3.2 Design of Asbestos and/or Lead abatement a. Design hazardous material abatement project. Include all subject roofs into a single abatement contract. b. Prepare bid documents for hazardous material abatement contract. c. Provide construction administration services for hazardous material abatement contract. d. County will provide abatement monitoring/compliance consultant services as needed. 3.3 Prepare Contract Documents and Estimate of Probable Construction Costs for each roof location: a. Develop demolition plans and specifications. b. Develop roof replacement/repair plans, including flashing and parapet details if needed. c. Design new machinery curbs and penetration details as needed. d. Prepare construction documents (plans and specifications) for all work. e. Prepare estimate of probable construction costs for each location. 3.4 Bidding Phase Services a. Assist County with review of bids and contractor qualifications. b. Respond to Bidders’ requests for information or clarity during bid phase. 3.5 Construction Administration services a. Respond to Contractor’s Requests for Information (RFIs) b. Review Contractor’s shop drawings and product/material submittals c. Provide limited on-site construction observation to confirm work is proceeding in general conformance with plans and specifications. d.
