Description

Colorado Mountain College's Breckenridge Campus located at 107 Denison Placer Road, Breckenridge, CO 80424 is requesting proposals from qualified firms and/or individuals to complete a 6,000 square foot addition and renovation. This addition to the Breckenridge CMC campus will accommodate the campuses' nursing program and will include the following: o A full simulation suite that includes- o Four high fidelity simulation labs o Two control rooms o One meeting room o One nurses' station o One skills lab o EMS and Outdoor Skills Lab & Rappelling Platform o Flex Simulation Lab Area o Two Large Storage Rooms In additional to the building expansion, a renovation of an additional 2,000-5000 square feet of office and classroom areas will be part of the scope of work for the selected general contractor. The Owner is seeking a general contractor to coordinate and manage the building process of the proposed project. The Contractor shall understand construction methods and techniques. Contractor shall construct the project in accordance with construction documents and specifications within the scheduled timeframe. Site - Contractor will provide supervision of all internal personnel and subcontractors. Contractor will ensure prohibited items by law are not brought onto the CMC's property by those under the Contractor's responsibility. Contractor is responsible for site safety. Contractor will work with the Owner's selected construction material testing firm to provide appropriate notice of inspection requests. Contractor will work with the Owner's selected commissioning agent and provide timely information as requested by this consultant. Schedule - Contractor shall manage the construction schedule and communicate the 3-week look ahead schedule every week and provide updated full project schedules monthly with each application for payment. OAC meetings will be held weekly during the construction process. Budget - Contractor is responsible for the construction budget and that it is managed in accordance to the bid provided to CMC. Pay applications will be provided per the contract in a timely fashion so that invoices may be submitted to the Owner for payment. Documentation - Maintain and provide to the Owner all construction related documentation such as RFI's, submittals, schedules, and inspections. Candidate shall fulfill contractor's responsibilities regarding actions, and documentation. Quality - Quality control is the general contractor's responsibility. The Contractor shall provide a product with the highest quality workmanship. Completion - Close-out and warranty services will be in accordance with contract documents. Contractor will work with project team members to close out the project proactively and efficiently at completion. Contractor will provide warranty request process to the Owner and respond appropriately and timely to such requests. Proposals submitted for this request will be reviewed and scored to determine which firms will be short-listed to bid on the full construction documents for the addition and renovation. Schematic Design will be available to all general contractors on November 1st. Design Development plans will be released to short-listed firms by November 29th. The 100% construction documents will be released for bidding on February 1, 2022. o Estimated contract execution date - March 23, 2022. o Construction to begin week of May 16, 2022, weather permitting. o Construction Completion (TCO)-April 30, 2023.
