Project Identification: East Lyme Aquatic Center Structural Roof Repairs. 1. Project Location: 30 Chesterfield Rd, East Lyme, CT 06333. B. Owner: East Lyme Public Schools. C. Architect: The Contract Documents were prepared for Project by Tecton Architects, pc., Hartford, CT. D. General Contractor: 1. General Contractor for this Project is Project's Constructor. In Divisions 01 through 33 Sections, the terms "General Contractor", "GC", and "Contractor" are synonymous. 1.04 WORK COVERED BY CONTRACT DOCUMENTS A. The Work includes, but is not limited to the following: 1. Replace roof purlins and install new fasteners connecting the roof deck to the purlins. At the location of each deteriorated existing z-purlin, a new z-purlin is to be installed to the primary structural frame. The existing metal roof is to be attached through the assembly to the new zpurlin with self-sealing fasteners. All new framing, reinforcement, and fasteners to be hot dip galvanized and areas of surface rust at the base of the metal building columns be removed, Any questions regarding this bid should be emailed to christian.lund@elpsk12.org no later than 4 PM on Monday February 27, 2023, in case an addendum needs to be posted or sent to prospective bidders. The sequence of Work shall be conducted in accordance with the General Contractor's Construction Schedule. 1. The Construction Schedule is critical to the project. All work is required to be Substantially Complete, with a Certificate of Occupancy obtained, and ready for occupancy by the Owner, on or before the date agreed upon in the Agreement. 2. The final Construction Schedule will be subject to the approval of the Owner, and the Architect. 3. The Trade Contractor shall coordinate work with the General Contractor and other Trade Contractors at the site. B. Immediately upon the receipt of a contract for construction, the Trade Contractors shall organize the Work, prepare a detailed construction schedule, provide required submittals in accordance with the Shop Drawing, Product Data, and Sample Schedule specified in Division 01 Section "Product Requirements" so that all materials subject to approval may be ordered, and shall expedite long-lead items. If requested by the Owner or General Contractor, the Trade Contractor shall provide proof of orders and delivery dates. GC SUMMARY OF WORK This Summary of Work is intended to supplement the preliminary construction schedule which is also part of the construction documents for this project. Neither the preliminary construction schedule, nor this Summary of Work, identify every work item. Both documents are intended to identify the major work items and the time period which the work is to be performed. Any work item that is not specifically identified is to be performed in the normal sequence of construction as it relates to the work activities that are identified in the schedule and/or Summary of Work. The Aquatic Center, located on the campus of East Lyme High School, was constructed in 1999 and is approximately 12,000 square feet. The facility houses an eight-lane, 25-yard community and competition pool, with associated pool deck, bleacher seating, lockers rooms, and support spaces. The primary structure is a pre-engineered metal building consisting of a bent steel frame. In the east/west direction, the steel frame spans approximately 92'-0" in width from an eave height of 14'-0" to a ridge height mid-span of approximately 30'-0". Along the north/south direction, there are five 25'-0" structural bays totaling 125'-0" in length. The exterior wall assembly from exterior grade to 8'-0" in height is 8" reinforced concrete masonry, 2" rigid insulation, and brick veneer. From 8'-0" in height to the roof edge, the exterior wall assembly consists of a 2 1/2 " aluminum-faced rigid insulation supported by 12" steel z-purlins attached to the structural frame with an exterior finish of striated metal panels attached with concealed fasteners. The roof assembly consists of 10" z-purlins spanning the 25'-0" north/south structural bays, 2 1/2 " aluminum-faced rigid insulation, and an exterior metal panel fastened with metal clips to the z-purlins. The existing metal building frames appeared to be free of corrosion except in locations noted along the west side of the structure. The observed corrosion is relatively minor and can be remediated by removing the surface rust with a wire brush, cleaning, and repainting the section. While the roof decking appeared to be in good condition, the extent and level of deterioration of the roof purlins and fasteners will require the reinforcing or replacement of the roof purlins and the installation of new fasteners connecting the roof deck to the purlins. At the location of each deteriorated existing z-purlin, a new z-purlin is to be installed to the primary structural frame. The existing metal roof is to be attached through the assembly to the new z-purlin with selfsealing fasteners. All new framing, reinforcement, and fasteners be hot dip galvanized and that areas of surface rust at the base of the metal building columns be removed, cleaned, and painted. The General Contractor requires each trade contractor to implement practices and procedures to meet the project=s environmental performance goals. Specific project goals that may impact this area of work include: use of recycled-content materials; use of locally-manufactured materials; use of low-emitting materials; construction waste recycling; and the implementation of a construction indoor air quality management plan. The trade contractors shall ensure that the requirements related to these goals, as defined in the specification sections, are implemented to the fullest extent. Substitutions, or other changes to the work proposed by the trade contractors or their subcontractors, shall not be allowed if such changes compromise the stated High Performance Building Criteria. All deliveries and construction personnel shall exit and enter the site through designated areas. The construction deliveries shall be made at the time listed in the Special Instructions. Emergency access out of the construction area are to be maintained at all times unless other agreements have been made with the local Fire Marshal. Smoking will not be permitted on the project. Strict adherence to the smoking regulations will beenforced for the entire duration of the construction. There will be no radios allowed on the jobsite. General Contractor will be issuing identification badges to all contractors who in turn will be required to have their employees wear the badges while onsite so all construction workers can be identified. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document.
