Description

Repair damage to the property due to water infiltration. The project will include removing and replacing wall and floor tile, relocating dryer ducts and replacing the rotted rim joists and plywood. Also replace the exterior wood siding that was removed for the assessment of the damages. 1.Demo the bathroom walls to remove the existing tile down to the studs. Make any repairs necessary to wall studs that have been damaged by water. Remove existing floor tile down to the floor joists, make any repairs necessary to floor joists due to water damage. Remove fixtures and save to be re-installed. Remove wooden box bench seat and dispose of, not to be re-installed. 2.Remove and replace perimeter rim joists that have been damaged by water infiltration. 3.Replace subfloor in bathroom with ¾ “ plywood and ½ “ Durock. Walls will be ½” Durock attach with PL and screwed to studs. 4.Install Schluter waterproofing membrane over all flooring areas to extend 12” up the wall from the floor. 5.Install new floor drain to center of room and also a drain for custom soaking tub. Drain pitch will be an 1/8” to 3/16” per foot. Drain will be constructed of solid brass. 6.Reroute existing heat vent into the wall cavity to be 18” above floor. 7.Install Crossville porcelain tile with epoxy grout (Ardex by Daltile) Tile shall be 1’ x 2’ on walls spaced in thirds with a bullnose trim top, and 3”x3” sheet floor tile. 8.Remove existing dryer duct. Build a soffit at ceiling height to run new dryer vent which shall be constructed of rigid metal and UL listed to be concealed. The dryer vent will exhaust out of the house at the same location but will be at a higher elevation. 9.Install new primed 4.5” primed wood siding to exterior corner, 12 courses weaved to match existing. All work should be done per all applicable codes and trade standards.
