Description

Project Overview The demolition of Monadnock Hall and Randall Hall will include disconnecting all utilities from these building as well as complete removal of the structures and foundations. Monadnock Hall is a 23,000 square foot, three-story structure built in 1956 with brick and concrete block exterior wall assembly with a PVC flat roof that was replaced in 2016. Randall Hall is a 65,500 sf L-shaped building that sits north and east of Monadnock Hall and was built in 1966, consisting of 4-stories of similar exterior wall construction and a pitched shingle roof that was replaced in 2014. Both buildings have underground power, telecom, and steam utilities originating from the Campus side of Winchester St. and have spread footing foundation systems. Water service, including fire protection, and steam has been shut off in Randall since 2018. Monadnock Hall still has active steam service and water for plumbing/fire protection. Coordination with the City of Keene will be needed to provide them with an approved SWPPP, inspection reports, obtaining permits for street and/or sidewalk closure, and a proposed traffic control plan for review/approval. The awarded firm will also be included in a meeting with College and City officials to review scope and schedule. Site restoration will include fill and grass for a future project not associated with Keene State College. Abatement of asbestos containing material is scheduled for March 1st, 2023 through the end of May. Hazardous material reports are available; however, we do anticipate some ACM in underground steam tunnels and/or sewer piping due to the age they were initially installed. Existing Data/Information The KSC has on file documentation regarding the original building and subsequent modifications. SCOPE OF SERVICES Full Construction Management Services The full range of sub-trades normally associated with a project of this type, will be required. It is expected that the construction management firm will work closely with the university/college and the architect. The Owner's representative(s) and the design professional will assist the construction manager in identifying and selecting the appropriate qualified sub-contractors for this project. Construction Management Services - Two Phases CM services will be divided into two phases: preconstruction services, and bidding and construction services. The construction manager will be required to submit a proposal for the preconstruction services and the bidding and construction phase of the project. Payment and Performance Bonds: (required on all projects of $100,000 or greater) o Awarded firm will be expected to provide payment and performance bonds, each in the amount of one hundred (100%) of the contract sum, as security for the faithful performance of its contract and for the payment of all persons performing labor or furnishing materials in connection therewith. The bonds shall be drawn and have as surety a surety company acceptable to the Owner. The bonds shall be worded exactly like the bonds referenced in these documents.
