Z--Balcones Canyonlands Nwr Painting (Multiple Bldgs)

Furnish all labor, services, equipment and materials, and perform all work in connection with preparation and painting of houses and outbuildings on the Rust Tract (2 ea), Barho Tract (house, well house, shop/garage, and range shed), and Rodgers Tract. Wash to remove all dirt and mildew so the finish coat will adhere properly. Fill all previously caulked cracks and gaps in the painted surfaces to seal out moisture and drafts. Full scrape all loose and peeling paint to ensure a firm base for new paint. Fasten any loose nails, siding and facia boards encountered. Repair/replace any rotting wood encountered on facia boards or other structures in consultation with Project Inspector. For units on the Rust tract: Spot prime wood surfaces where bare with a Latex/Alkyd primer to seal bare surfaces so new paint will bond properly. Spot prime with Alkyd primer where bare metal surfaces occur to protect surface and ensure adhesion. Provide one finish coat of Satin latex exterior paint (Sherwin Williams SuperPaint or equivalent) to match the existing color on: soffits, siding, garage doors, porch ceilings, window trim, dormers, doors, door frames, facia, front and side doors, AC Unit fencing. Provide two coats of paint (Sherwin Williams SuperPaint or equivalent) on any raw trim boards encountered. For stained wood columns, the surfaces will be prepared and painted with a semi-transparent oil stain. For houses and outbuildings on the Rodgers and Barho tracts: stain to match the existing color on: soffits, siding, porches (ceilings, railings, floor), window trim, dormers, doors, door frames, facia, front and side doors with premium quality solid coat stain (Sherwin Williams Woodscapes Exterior Acrylic Solid Color House Stain or equivalent). All work sites will be cleaned as necessary daily and at completion. Location: Work under this Contract is located at Balcones Canyonlands National Wildlife Refuge. The project sites are located in Burnet, Travis, and Williamson Counties, Texas. The Refuge office is located on FM 1431 approximately 5 miles west of Lago Vista, Texas or approximately 35 miles from Austin, Texas.
