Richland Two Performing Arts Center

It is proposed to construct a two-story steel framed Performing Arts Center (PAC) with an auditorium and stage tower as well as partial basement for the orchestra pit. The development includes associated drives and parking as well as an extension to the existing stormwater retention pond. The existing solar power farm will be relocated northwest of the existing energy lab to make room for a new parking lot. From review of historical aerial photographs, the majority of the proposed construction area was part of the previous mass grading for the development of the Richland Two Institute of Innovation (R2i2). The proposed construction consists of the following improvements and estimated foundation loads for the structures: •An approximately 41,000-square foot (SF) footprint, two-story, steel framed structure with maximum column loads of 300 kips and maximum wall loads of 6 kips per foot. •Approximately 3,000-linear feet (LF) of new heavy-duty access drive lanes •Approximately 282 new parking spaces; 103 for the PAC and an additional 179 spaces for R2i2 •Relocation of the solar farm with concrete pad. •An extension of the existing storm water retention pond From the preliminary grading plans, we estimate that site grading operations will result in a maximum of approximately 15 feet of earthwork cut and approximately 6 feet of fill.
