Maintenance and Repair of Overhead Doors

To set up a new contract for the Maintenance and Repair of Overhead Doors and Related Components, including replacement of door operators as necessary. The following list of Preventive Maintenance checks is to be performed on an annual basis on all Overhead Doors: 1. Inspect cables and drums for damage and wear. 2. Inspect shafts for damage and wear 3. Inspect and lube all bearings 4. Inspect hinges and brackets for damage and wear 5. Inspect and elongate springs for proper balance of door 6. Adjust spring tension if necessary 7. Tighten and reattach loose hinges 8. Inspect sections for damage or wear 9. Inspect and lube all rollers 10. Align door in opening for best possible seal and fit. 11. Straighten, adjust, and align tracks for proper door travel 12. Inspect all weather seals, molding and astragal around doors for damage or wear 13. Adjust/align/tighten all drive chains and gears 14. Inspect/tighten shaft and operator couplings 15. Inspect/tighten/adjust operator belts, clutches and brake assemblies 16. Adjust all controls to assure proper operation and test door operation
