Description

The Rail project is a 268-unit multi-family development near the intersection of Vandeventer Ave. and McRee Ave. in St. Louis, Missouri. The development consists of a 4-story apartment building wrapped around an interior courtyard with a 3-level attached parking structure. Amenities shall be provided at the ground level of both the apartment building and parking structure including bike storage, pet wash, kitchen, theater, gym and yoga rooms, residential use offices, lounges and leasing spaces. The apartment building shall be constructed as a wood-frame structure bearing on shallow foundations over aggregate pier ground improvements. Three (3) elevators shall serve all four floors of the residential structure. Residential units shall be served by a dedicated split system HVAC system, with in-unit furnace and rooftop condensers. The façade of the residential building shall be a combination of panel and lap fiber cement siding, residential type windows at units and store front systems at amenity spaces. The garage structure shall be a post-tension concrete structure bearing on shallow foundations over aggregate pier ground improvements. Two stair towers shall serve for access to each of the four residential floors, one enclosed via CMU construction and one open air. The façade of the garage structure shall be painted and outfitted with cable rails and vinyl-coated chain link fencing. The garage shall all for "open, ventilated" parking floors.
