| Description | Base Bid #1 – Roof Replacement – Roof Areas G, W1, W2, V, X, Y, and JJ Low-Sloped Roof System Replacement 1Remove existing membrane roof system down to the structural steel and tectum roof decks. At gypsum roof deck areas, the existing roof system shall be removed down to the existing vapor retarder. Any areas of loose or unadhered vapor retarder shall be removed. Inspection the structural roof deck for damage. If any damage is observed, the Design Professional shall be notified. Areas of minor corrosion on the steel roof deck shall be repaired on a unit price basis. See Section 01 21 00 Allowances for the quantity of corrosion removal and painting that is to be included in Base Bid #1. Areas of moderate to severe corrosion shall be repaired by replacing the steel deck. Areas of cementitious wood fiber roof deck are specified to be replaced on the project drawings. These shall be included in Base Bid #1. In addition to the specified deck replacement, the replacement of additional cementitious wood fiber roof deck as specified in Section 01 21 00 Allowances shall also be included in Base Bid #1. 3. Install new 60 mil unreinforced, fully-adhered EPDM roof system in accordance with the Contract Documents. The following is a summary of the new roof system composition: Steel Roof Deck Areas: 60 mil unreinforced, fully-adhered EPDM roof membrane 2” Thick polyisocyanurate roof insulation (Adhered) 2” Thick polyisocyanurate roof insulation (Adhered) Vapor retarder (Loose Laid) ½” Substrate Board (Acoustical Deck Areas Only) Existing steel roof deck Cementitious Wood Fiber Roof Deck Areas: 60 mil unreinforced, fully-adhered EPDM roof membrane 2” Thick polyisocyanurate roof insulation (Adhered) 2” Thick polyisocyanurate roof insulation (Adhered) Existing cementitious wood fiber roof deck Gypsum Roof Deck Areas: 60 mil unreinforced, fully-adhered EPDM roof membrane 2” Thick polyisocyanurate roof insulation (Adhered) 2” Thick polyisocyanurate roof insulation (Adhered) Vapor retarder (Torch-Applied) Existing Vapor Retarder Existing gypsum roof deck Concrete Roof Deck Areas: 60 mil unreinforced, fully-adhered EPDM roof membrane 2” Thick polyisocyanurate roof insulation (Adhered) 2” Thick polyisocyanurate roof insulation (Adhered) Existing concrete roof deck Install new coping caps, edge metal, and sheet metal accessories. |
