Penndel Mental Health Center Exterior Renovations

A) Shingle Replacement of all Mansard Surfaces: 5,019 square feet with waste factor included. 1. Protect all lower structures, sidewalls, landscaping, and windows if necessary with protective tarps and/or plywood. 2. Remove all existing asphalt shingles, hip shingles, underlayment, and any other related accessories from the roof area. 3. Inspect wood sheathing for possible defects. 4. Install ice and water membrane along all eaves as per local code. 5. Cover all roof surfaces with synthetic underlayment. 6. Install starter shingles at all rakes and eaves as per manufacturer’s specifications. 7. Install aluminum metal edging at all rakes and eaves flush to the wood trim (to match fascia/rake flashing color). 8. Fasten GAF Timberline HD dimensional shingles over the previously prepared roof surfaces as specified by the manufacturer. This includes using EXTRA fasteners to account for mansard pitch (to assure shingles will not slide out of place). 9. Install GAF Seal-a-Ridge shingles at all hip locations. 10. Remove all job related debris upon completion. 11. Provide GAF Material Warranty and 5 Year Contractor Workmanship Warranty B) Flat Roof Reroofing: 10,956 square feet with waste and walls included. 1. Protect all lower structures, sidewalls, landscaping, and windows if necessary with protective tarps and/or plywood. Protect gutters with sheet metal if required. 2. Mechanically attach GAF White TPO Membrane (60 MIL) with Drill Tech Polymer Screws 6” on center to entire roof surface to manufactures specifications. 3. Install new TPO metal scupper boxes with outlets to existing drain locations. 4. Install .032 slag stop aluminum drip edge to all exterior walls. Replace Coping if necessary. 5. Install GAF TPO cover tape to metal edge. 6. Flash all walls, penetrations, drains, pipes and corners to manufacturers specifications. 7. Remove all job-related debris. 8. Provide GAF’s 20 Year (NDL) Diamond Pledge Warranty. C) Siding Replacement: 5,866 square feet including waste. 1. Removing all existing siding, corner posts, j-channel, & vents. 2. Inspect the sheathing for defects (75 per sheet ) 3. Supply & install Tyvek or CertainTeed vapor barrier. 4. Supply & install new CertainTeed Mainstreet Siding or similar (Clapboard or Dutchlap Profile). 5. Supply & install all j-channel, corner posts, dryer vents, and all related accessories as needed. 6. Provide CertainTeed Material Warranty and 5 Year Contractor Workmanship Warranty
