Description | 1.1. Complete an annual heating system inspection for the installed Forced Air Heaters proper operation and service needs to include the following criteria in each unit at a minimum. 1.1.1. Check with residents, or housing staff if resident not available or non-occupied units, for any known deficiencies with the HVAC system. 1.1.2. Inspect the fuel supply system for proper operation of shut-offs and potential leaks in the supply lines. 1.1.3. Change fuel filter elements if applicable. 1.1.4. Check for proper operation of the burner and all primary controls for operation. 1.1.5. Check thermostat for proper operation. 1.1.6. Replace air filters in the air handler. 1.1.7. Check blower and motor for any vibration and noise, make sure to notate condition on the report for submission of findings. 1.1.8. Lubricate all bearings for the blower and motor. 1.1.9. Check all belts for wear and proper tension, adjust tension if required. Replace belts if necessary after housing site representative is made aware of the condition and gives authorization. 1.1.10. Check condition of the flue pipe, damper and stack. Notate condition on final reports submitted to the housing rep on completion of the job. 1.1.11. Check furnace operations through a complete cycle or up to a 10 minute time period for each furnace. 1.1.12. Notify resident, or housing staff if resident not available or non-occupied units, of any areas around furnace that are in need of cleaning from any form of debris or hazards due to proximity for proper operation. Make notation in report for the units that needed this notification. 1.1.13. Complete a full conditions found report, for each unit services to include a work up of repairs needed and a quote for the parts and services to be repaired. This report should be turned in upon the completion of all unit inspections at this housing site. |
