Description | As of April 26, 2023, construction has not started. Construction is suppose to start in the first quarter of 2024. This will go out for subcontractor bids The owner has selected a Construction Manager. New construction of approximately 100,000 SF Interdisciplinary Research and Instructional building on KSU's Marietta campus. The building's research space modules will include a mixture of high-bay and low-bay areas and wet and dry laboratories that will provide maximum flexibility and adaptability to new projects and activities. In addition to the research labs, the building will have instructional labs, flexible classroom space and collaboration spaces to promote interaction between faculty researchers and students. The building will serve as KSU's foundation for supporting innovative research and education activities in the 21st century through advancement of KSU's strategic goals and mission in recruiting world-class faculty, elevating the quality of graduate education, and strengthening its research innovation. The facility is intended to bring together educators and researchers from the STEM disciplines, primarily based on Marietta campus, to tackle university-wide research themes including Biomedical and Health Services, Safe and Sustainable Communities, Human Development and Well-Being, and Computing and Technology. The delivery method for this Project will be Construction Management at-Risk (CM/GC), and, as a minimum, will employ the services of a Program Manager and Commissioning Agent in addition to the services of the Design Professional. The Design Professional's services are anticipated to commence by Fall 2022 with construction documents anticipated for completion in Fall 2023. The start of construction is contingent on the availability of funding. (All of the dates above are estimates which are subject to change). The preliminary Stated Cost Limitation (SCL) or construction cost of the project is estimated at $45,000,000.00. The final SCL may be revised by the Owner due to final programmatic requirements, funding availability or other circumstances. The prospective CM/GC will provide preconstruction services which may include technical review, cost verification, cost evaluation, value engineering, schedule development, and schedule evaluation. Additionally, it is anticipated that the CM/GC will manage the construction of the project depending on the needs of the owner and funding availability. The CM/GC will be expected to work collaboratively with the Design Professional to develop separate bid packages during the course of construction. In addition, the CM/GC will be responsible for methods of construction, safety, and the scheduling and coordination of the work of all construction and miscellaneous contracts required for completion of the project within its predetermined budget and schedule. The successful CM/GC will be required to work harmoniously with the Design Professional, Commissioning Agent, and other Owner consultants. CM/GC shall be required to use the Owner's free Project Management Program, E-Builder, for contract administration processes including, but not limited to, Requests for Information, Change Orders, Payment Applications, Notices of NonCompliance and Incumbrance Records. Once the submission deadline has passed, all submissions will be final. The Owner will not request clarification from any single individual proposer regarding their submission, but reserves the right to ask, collectively, all parties that have submitted proposals for additional information. The deadline for submission of questions relating to the RFP is the time and date shown in the Schedule of Events above.
