Kelly Field Readiness Center Major Maintenance

As of July 3, 2023, this project has been released for bid for a general contractor. ALL BIDDERS MUST BE PRE-QUALIFIED TO BID ON THIS PROJECT (PRIME & GENERAL CONTRACTORS ONLY). Per TGC 2269.101, 2166.004 and 437.054; The Texas Military Department (TMD) is seeking bids from qualified vendors to perform major maintenance services to the Texas Army National Guard (TXARNG) Kelly Field Readiness Center, including mitigation of life safety and code-related deficiencies while simultaneously improving mission capabilities. Interior building improvements include architectural, mechanical, electrical, plumbing, structural, fire suppression, fire alarm, IT/telecom trades, and hazardous materials abatement. Exterior building improvements include a new egress stairway, roof mechanical penetrations, new glazing, new blast resistant glazing, civil site modifications, concrete pavement, concrete ramp & walkways, and exterior person and equipment lifts, new water fire suppression line, new sanitary sewer line, new domestic water line, new building signage and new electrical primary. The building is four stories and the square footage is 31,000 SF. The existing building was designed in 1939 and work will need to be coordinated with the Texas Historical Commission, complying with the Secretary of Interior’s Standards for Rehabilitation (Department of Interior regulations, 36, CFR 67). The total estimated cost of this project is $7,900,000.00. The Contractor Pre-Qualifications, Plans, and Specs are obtained electronically in digital format by requesting the documents via the group email KellyFieldRCFY23@cfmo.mil.texas.gov on or before 4:00 PM CST Tuesday, June 6, 2023. The deadline to submit completed pre-qualification documents to the TMD group email is 4:00 PM CST, Tuesday, June 13, 2023. Once a bidder has been Pre-Qualified, the bid package will be released. Pre-qualified bidders MUST attend one (1) of the two (2) MANDATORY site visits: 9:00 AM CST, Tuesday, June 27, 2023, OR 9:00 AM CST, Wednesday, June 28, 2023, at 100 Moorman Drive, San Antonio, Texas 78226.
