Description

A. The scope of work provides for replacing the fire alarm systems throughout the entire campus and interface with the HVAC systems. There will be ADA site modification and door installation at penthouses. HVAC scope of work includes installing new boilers, new AHUs with economizers, VFD drives and direct digital controls. Additionally, removing and replacing an outdated absorption chiller with a new water-cooled centrifugal chiller or other appropriate replacement, along with all piping modifications, controls and electrical upgrades necessary for the installation of the new chiller and architectural modifications required for boiler installation and fuel tank storage. B. There will be fire protection system installation in 1 building and basement areas to complete the campus’ fire protection system to be fully sprinklered. C. The project will be fully occupied during construction. The contractor is to provide 1 hour fire/smoke barrier temporary partitions at each phase with operable fire rated doors that can be used in case of a fire. The contractor is to provide airborne containment and a negative pressure enclosure to keep particulates from entering the occupied spaces. Additional precautionary requirements during construction may be required by the Using Agency. D. There will be some environmental abatement work associated with the work scope. E. The work scope associated with the boiler replacement will need to be coordinated with the appropriate season and work to take place in the summer. F. The work scope associated with the chiller replacement will need to be coordinated with the appropriate season and work to take place in the winter. G. The exterior repairs to the ramps and walkways to take place when weather is adequate for concrete work. H. The work in the basement associated with the dietary rooms are to be completed overnight when services are completed for the day. Work area needs to be cleaned daily for use by the facility on a daily manner. I. There will be a minimal of 18 phases of construction which includes the scope of work for all trades as the work area will be off access only once during the entire construction duration. All trades will need to be coordinated to minimize the duration of the phase work time. J. The contractors will be responsible for providing paperwork documentation to support the IDPH phased completion submittals. Each phase of construction is required to be submitted for review and possible inspection by IDPH.
