Description

Rehab Work - 1054 Taylor Street, State College, PA Work to start: By Monday October 2, 2023 * Completion of Work: By Friday, December 29, 2023 * ROOF SHINGLES-REPLACE. The contractor is responsible to bid on performing the following work to meet or exceed the minimum standards set below. All installations are to be complete and must conform to the manufacturer's specifications as well as all applicable codes pertaining to same. Remove and properly dispose of existing roofing on main house, car port, and rear porch. Install new fiberglass 30-year Architectural shingles on the main roof and rubber on the shed dormers. Starter shingles and ice guard are required at eaves. Prior to installing shingles on roof, apply a minimum of 15# saturated grade felt paper over roof area. Install Aluminum drip edge along eaves and rakes; nail 12" o.c. with corrosion-resistant nails. Shingles are to be architectural grade, manufactured by CertainTeed, Owens Corning or equal. Shingles are to have a minimum 30-year warranty. Color is to be chosen by homeowner. New flashing is to be a minimum of Ice Guard for valleys, Aluminum for chimneys, and step flashing, when applicable. Valley flashing is to be Ice Guard centered in valley with cut or woven shingles. Reuse existing wall flashing if acceptable and unable to replace with minimal damage to siding. All protrusions are to be flashed or sealed as applicable with products made for same. Roof cement will not be considered an acceptable flashing material. Install shingle vent within approximately 1' of exterior house end walls. Shingle vent shall be shingle-overtype. Cap shingles required. Shingles are to run true to horizontal line, meet at uniform levels at ridges, be cut evenly, and properly fitted adjacent to protruding members and other shingles, with allowance for thermal expansion, and true to a set line in valleys. Shingles adjacent to eaves and rakes are to be adequately nailed along same. The installation of the above items is to be in accordance with the manufacturer's recommendations and above specifications. Dormer roof material shall be black, .060 inches, EDPM single-ply membrane, such as Carlisle, Durolast, or approved equal. The contractor is to warranty roof installation for 5 years. Preparations shall include the installation of high-density board and accessories, as applicable, according to the manufacturer's recommendations. Installation shall include adhesives, rubber flashing, boot fasteners, roof and gutter edging, and accessories to provide a watertight system. ENTRANCE DOOR - REPLACE 2 The contractor is responsible to bid on performing the following work to meet or exceed the minimum standards set below. All installations are to be complete and must conform to the manufacturer's specifications, as well as all applicable codes pertaining to same. 1 Y | -- I EQUAL HOUSING OPPORTUNITY NOTE: Ice protection is required along eaves and extended 24" inside the exterior wall line of the building using a self-adhering polymer modified bitumen material. NOTE: Contractor shall be responsible to cover stored items in attic with plastic or other suitable cover and shall clean and dispose of debris caused by the roofing work. Joints and seams shall be kept to a minimum, utilizing as large a one-piece sheet as deemed practical for the application. Pourable sealer is to be used on all termination bars where not installed on a vertical surface. Install drip edge and all appropriate flash as needed to comply with the installation requirements of the manufacture Install rubber boot at plumbing vent. Provide the Rehabilitation Specialist with a Manufacturer Cut Sheet Manufacturer warranty information must be given to the homeowner prior to final payment. Install new entrance doors One (1) in front. The new door unit is to match existing in height and width. Repair and patch adjacent areas at both the interior and the exterior. Secure any loose sub-members; replace them if found defective. Install prehung insulated fiberglass door, such as Benchmark by ThermaTru or approved equal. Unit must have weather-stripping, adjustable threshold, and keyed entry lockset. The doors are to resemble the existing doors in style. Door to be installed flush with interior walls to allow full swing. Exposed portion of jamb and jamb extensions must be located on the exterior side of doors. Installation is to be according to the manufacturer's specifications. Interior trim: Match existing trim as closely as possible. Miter ends and finish nail in place. The trim is to be replaced with new full-length boards; baseboard is to be cut neatly to allow vertical trim to pass uncut to floor. Floor areas unfinished are to be addressed, as applicable, for neat appearance and durability.
