Description | Plans call for the expansion of an apartment complex with three buildings containing 72 units one clubhouse and 7-car private garage with handicap space and an 8-car private garage, mail kiosk and trash enclosure. Work consists of site work and vertical construction. The existing 7,200-square foot wood frame brick face building shall be completely demolished and removed including the foundation system, underground piping and slabs. Construction is anticipated to begin by spring 2024. Note from Associated Construction: ID Plans - To Be issued. Residential Appliances to be ELECTRIC. Allowances - Entry System and Intercoms. New Construction - Tax should be applied to materials and Rental Costs. The Project Manual / Specifications are in development, it will be issued at a later time, TBD. Please omit RCP Foyer, Coffee Bar, Business center, Seating Area; Acoustic Ceiling Panels WP1, TBD, do not price at this time Message: Building/Unit Plans: *There will be no gas meters located on the exterior of the building at grade (only electric meters on one side of the building). *The front corner unit located at the former gas meter location (per civil plan) will now revert back to a Unit "E" Plan -2 Bedroom from the originally documented Unit "E" Plan -2 Bedroom @ Meters. (See Unit Plan Sheet A2.13) *The small packed-out portion of the exterior wall of the building with asphalt shingled pent roof will no longer exist at this location. *An additional single & double windows with accompanying trim (x3 buildings) will be added to the total window count. These windows are located in the Unit E Dining and Living Rooms. *The Azek backer board originally shown behind the gas meter location will be replaced with the cultured stone wainscot and vinyl siding (mirrored with adjacent rear corner E Unit at 1st floor), see drawing: 2/A3.01 *The Air handler location shown at Units E, E1, E1-A, F, F1 and F1-A (as shown on Sheets A2.13 thru A2.16) will be eliminated as the Mechanical system will be relocated to the mechanical closet out on the deck. This will result in a slight layout modification of these units. *A new dropped soffit may be required above the kitchen wall cabinets at these relocated mechanical units in order to get the ductwork for return air past the kitchen. *The Combi-Boiler at its related exhaust will be replaced with an electric tanked water heater, see MEP drawings for additional information. *See Sheet A7.03 for all Electrical Appliances shown as an Alternates. Addendum #1-#6 have been issued as of 11-6-2023. |
