Description | The Work is to provide on-going maintenance for the fountain at Williams Square Plaza. a. Clean all the trash and debris from the water feature basins and spillways and remove any floating or submerged debris. This includes removal of material stuck to all pump intake screens. Debris is defined as leaves, branches, paper, plastics, and all foreign matter, etc. All trash and debris shall be bagged and removed from the site. Removal and disposal of debris shall be performed at no additional cost to the City and shall be included as part of the Contractor’s proposal price. b. Brush all surfaces. Surface brushing to remove algae, silt, and other debris to include the fascia walls of fountain. Surfaces are to be kept free of algae. c. Check the water level, pH, and chlorine levels and add the appropriate chemicals as needed to balance the water chemistry. Water quality tests will be performed by qualified personnel. Based upon the water quality test results standard pool chemistry will be used to adjust pH, facilitate chlorine levels, and manage alkalinity. Contractor to provide all necessary chemicals for fountain’s water chemistry to include chlorine (granular cal-hypo and tri-chlor tablets), sodium bicarbonate, muriatic acid, calcium, and/or other chemicals as necessary to ensure water clarity. d. Check the filter pressure and backwash the sand filter per manufacturer’s recommendations. e. Inspect and clean all pump suction strainers and filters. f. Test and inspect sump pumps for proper operations and ensure float valves are operative g. Inspect fountain nozzles. Clean and adjust as necessary. h. Check the Water Level Probes as necessary. i. Test and inspect each display and filter pump for proper operation. j. Inspect pump flow and/or flow meters. k. Skimmer baskets shall be emptied to prevent a build-up of debris in the skimmer. II. Weekly Services (once per week) a. Inspect all equipment for water leaks and loose bolts. b. Inspect fountain lights to ensure lamps are in place and not missing. Replacing missing lamps will be considered extra work and Contractor shall follow directions identified in “Contract Performance Specifications” section of this proposal. c. Inspect / check water level for high/low conditions. d. Equipment Basement – inspect vent pipes and caps for blockage/damage and clean as needed. e. Equipment Basement – Inspect vault interior and all piping, pumps, filters, gauges, sump pump, UV stabilizers, ventilation fans, and control/electrical equipment for damage and proper operation. f. Equipment Basement - Provide general cleaning of vault interior. Notify City Representative of any vault interior lighting issues. g. Equipment Basement - Backwash filters and adjust chlorine automatic feeder for proper operation to provide required chlorine levels for algae control. III. Monthly Services (once per month) a. Test all GFCI breakers. b. Vacuum fountain to remove algae, silt, sediment, and inorganic matter. c. Inspect check valves to ensure they are free of any debris. d. Visually inspect all fountain structures for signs of settlement, cracking, or leakage. Report major structural problems to City Representative immediately. l. Test and Inspect lighting systems for proper operations. Any lighting system failure shall be reported to City Representative. Replacing lamps and/or repairs to lighting systems will be considered extra work and Contractor shall follow directions identified in “Contract Performance Specifications” section of this proposal. e. Inspect wall joints below the spillway basins for watertight condition of joint grout and sealants. Notify City Representative of any defects, deterioration, or water flow at drain outfall. IV. Quarterly Services (once per quarter) a. Lubricate pump bearings as required by manufacturer’s recommendations. V. Yearly Services (once per year) a. Drain the water from the system per manufacturer’s recommendations. Scheduling this annual service should occur in February or March of each year. b. Refill water fountain with fresh water and manually balance water quality levels. c. Chemical sensors need to be inspected, cleaned, and replaced as needed. |
