Maintenance Building HVAC Replacement

Works includes General, Architectural, Mechanical, Electrical and other work. 1. Architectural: a. Removal and replacement of existing mezzanine single-leaf door with new double leaf hollow metal door, frame, and hardware. Associated repair and refinishing of adjacent wall. 2. Mechanical: a. Heating and ventilation provided by new HVU’s installed inside the existing mezzanine mechanical space. Two central natural gas-fired make-up air units capable of 5000 cfm and 4000 cfm maximum with 350 MBH natural gas input to pre-condition outside air and vary the volume of outside air based on the number of operating exhaust hose reels in the repair bays, disconnecting ventilation from space heating. Minimum airflow through each unit of 1000 cfm. General space exhaust. Ducts to distribute the air to the repair bays and only treat ventilation and make-up air requirements. Natural gas-fired infrared heaters installed between repair bays. b. The Facility Maintenance Shop will require a unit with 1700 cfm of airflow capacity and 120 MBH natural gas input and be equipped with cooling. c. Existing systems to provide heating and cooling for back-of-house spaces, such as Break Room, Parts Room, and Locker Rooms. 3. Plumbing: a. Copper tubing condensate drainage system serving condensate-producing new HVAC equipment. b. Natural gas piping from existing mains to new gas-fired HVAC equipment. 4. Electrical: a. Electrical panels, circuits, conduit, devices, conductors, disconnects, etc. as requiredto service new HVAC equipment.
