Description | Alumni Res Halls work includes Remove existing gravel-surfaced built-up roofing systems down to concrete/gypsum roof decks. Prepare and repair roof deck to receive new roofing system. Replace the roof with new vapor barrier, tapered insulation (where applicable), coverboard, and EPDM roof membrane. Increased insulation thickness is expected to meet current energy code requirements. Raise existing vent pipes and penetrations to accommodate increased roofing thicknesses. Provide additional blocking at all parapets to maintain existing height relative to increased roof thicknesses. Remove and replace parapet caps in all locations sloped toward the roof surface. Remove and replace roof overflow scuppers. Raise penetration curb heights to maintain eight (8)-inch minimum flashing height over new roofing. Remove and replace roof hatches. Remove and reinstall exhaust vents, and other associated equipment as required. Provide guardrails for serviceable equipment located near the roof edge. Remove and replace existing drain bowls and strainers. Connect to existing drain leaders. Remove and replace gutters and downspouts. Connect applicable downspouts to existing drain leaders. Remove and replace five (5) courses of brick at each penthouse level to access and remove the existing stainless-steel drip edges. Replace existing drip edges with stainless steel pan flashings including rear leg, end dams, and new through-wall membrane cavity flashing. Provide new termination assembly for the roof membrane. Coordinate new through-wall flashing height relative to new roofing. • Remove and replace roof access ladders. Coordinate height and installation with new roofing height and masonry restoration. Remove and replace roof access and mechanical penthouse doors. Raise threshold height to coordinate with new roofing height. |
