Description | 1 Scrub Tree and Brush Removal: Around the perimeter of the houses foundation, remove all scrub trees and brush, and properly dispose of the waste. (The tress are causing damage to the house.) 2 Alarms: Install a combination smoke/CO alarm in the basement, first floor, second floor. All alarms shall be sealed battery, 10 year lithium ion units. 3 Basement Cleaning and Material Removal: Remove all of the owner's stored materials from the basement, and properly dispose or recycle (tires) the items. Clean the floors. 4 Moldy Divider Walls: Remove the wood stud and drywall divider walls entirely, and properly dispose of the materials 5 Mold Remediation: Clean and treat the foundation walls, and floors with mold-killing fungicide products. Use fans and dehumidifiers to completely dry out the basement, floor, and walls. When dry, prep the walls per the paint manufacturers recommendations, and paint the foundation walls with a mold inhibiting primer. 6 Stair Tread Repair: Repair or replace the broken stair tread, which is cracked along its entire length. 7 Sump Pump - Repair: Investigate the sump pump system, which is not removing water from the basin. Correct any issues blocking the discharge piping and/or pump. Clean all loose debris from the sump crock. 8 Sump Pump - Replacement: (Optional) If work item #7 does NOT correct the pumps functioning, install a replacement sump-pump 9 Dryer Vent: Replace the flexible dryer vent with a solid-walled galvanized steel vent pipe. 10 Kitchen Sink Faucet Replacement: Replace the (leaky) faucet with an owner approved faucet, with spray wand. 11 Sink Cabinet - Repair: Remove the rotten (water damaged) inside bottom of the sink cabinet. Install wood blocking supports, and a 5/8" thick (minimum) replacement panel - painted white 12 Stair Tread Repair: Repair of replace the tread which has a significant crack along it's entire length 13 Dryer Vent: Replace the flexible dryer vent with a solid walled galvanized vent pipe 14 Toilet Repair: Replace or repair the leaky flush valve. (Toilet runs continuously) |
