Drake Hall Renovation

There are two primary goals of the Drake Hall deferred maintenance renovation project: ? Provide code compliant Fire Protection Systems within the existing Drake Hall to align with the Drake Hall Addition Project ? Replace the remaining MEP systems with modern equipment and new distribution as part of the University’s Deferred Maintenance Program while utilizing University Technical Standards to provide robust infrastructure capable of supporting the building for the next 30+ years The renovations will require significant demolition and remodeling of the existing laboratories, corridors, and public spaces. Per the Schematic Design package, the design team identified additional scope that may be implemented: ? Accessibility improvements to the existing restrooms, stairwells, and egress paths ? New ceilings and lights for areas impacted by the MEP system improvements, unless noted otherwise ? Updated finishes to maintain a continuity of design between the existing Drake Hall and the Drake Hall Addition Project Two design options have been developed for the renovation project: the Strategic Overhaul option and the Complete Overhaul option. ? The Strategic Overhaul is a MEP/FP system upgrade that allows the existing Drake Hall infrastructure ? modifications to align with the Addition’s planned occupancy date. The Strategic Overhaul allows the University to systematically perform upgrades on select floors or wings of Drake Hall when the Addition program can be utilized for swing space. ? The Complete Overhaul is a MEP/FP system upgrade that assumes the entire building can be taken offline for an extended period. At this time, all construction activities and system upgrades would occur without the phasing constraints of the Strategic Overhaul option. As part the preconstruction services, we are looking for the CM to review the design options and to advise on the best path of execution, with the least amount of impact on the building occupants.
