Description | Typical forthis type of older construction, steam convectors are installed below most windows and radiate heat when the steam flow is turned on. Temperature control is poor with a manually adjusted control valve at each unit. Steam service to this system is activated seasonally and is turned off in the summer. Environmental control is poor and occupant complaints are frequent. Additionally, the old steam and condensate piping is very old and with expected corrosion, leaks are many. Water damage is a frequent problem. Steam distribution in this manner is not a current best practice and should be modernized. This project consolidates the (3) Building 500 East Wing heating water systems into one system. This system will be served by the steam-to-hot water heat exchangers in the 3rd Floor East mechanical room. This includes increasing heating water pump and piping capacities, as well as providing new heating water supply and return risers to connect the existing heating water piping on all levels of the East Wing. This project also includes an additive alternate that removes steam convectors in East Wing restrooms and stairwells and replaces them with heating water convectors The project includes removal of steam and hydronic piping, associated insulation, mechanical equipment which includes convectors, steam-to-hot water heat exchangers, pumps, and their controls as shown on the construction drawings. Some piping insulation to be removed could contain asbestos and will be coordinated with the owner. The heating water differential pressure sensor in the 3rd Floor piping controlling heating water pump speed will be disconnected. New work includes replacing the heating water pumps and increase heating water piping sizes to accommodate the combined heating water load of the East Wing. This piping will be extended to the new heating water riser. Additional piping will be enlarged and added as shown on the plans. Sprinkler piping in mechanical rooms and other spaces may need modification to accommodate the new installations. The new equipment such as pumps and convectors will be connected to the building automation system. The aforementioned piping and equipment comments apply to the additive alternate scope of work. An existing differential pressure sensor on another East Wing floor (to be determined) will control pump speed for the new pumps in the Third Floor mechanical room.
