Fire Sprinkler Maintenance

Quarterly Maintenance: a. Test all device functions for Alarm and Supervisory devices, by flowing water and exercising the vales. b. For the main drain at each location, flow water, record readings, and compare to previous readings maintained on file by the Washington Aqueduct. c. Visually inspect all sprinkler pipe risers and valve trim for damage, normal wear & tear, or other potential concerns. d. Confirm priming water and quick opening device function. e. For all valves, verify proper position, seal, and confirm supervisory function is operational. f. For all Monitored Systems, confirm actual functionality by verifying that signals are received at the Central Monitor Station. g. Inspect all FDC's for caps, freedom from obstruction, true threads. h. Verify gauge calibration dates for all systems, confirm that sufficient water pressure is present. i. All inspection, verification, and testing work is to comply with applicable NFPA regulations and all jurisdictional authority requirements. j. Provide a written report within five (5) business days of completing the inspection, detailing all inspections performed, any recommended maintenance, any needed repairs, any upgrades either suggested or as may be required by new regulations, and certifying proper system function for each location. Yearly Maintenance: a. Perform all Quarterly Inspection procedures outlined in Quarterly Maintenance above. b. Inspect all sprinkler lines, heads, drops, visually from the floor, to insure correct support, clearance, obstruction / hazard, and directional orientation. Note this is for the portions of the sprinkler system that are accessible and in a direct line-of-sight from the floor, does not include removal / replacement of ceilings. c. All low points are drained. d. In addition to verifying the Central Monitor Station function, verify correct annunciation notification for all supervisory and alarm devices. e. Inspect all tool cabinets for correct inventory & spare parts as were originally provided by the manufacturer. f. Confirm proper signage for all valves, and lubricate all valves. g. Test all Main Drains for proper flow, and volume, and pressure availability. Record results in writing and provide same to Washington Aqueduct. h. Test / verify function for all alarm & supervisory devices. Note this is for both wet and dry systems at all locations. i. Verify adequate HVAC cold weather protection for valve rooms. j. Test Pre-Action valves, verify trip times / inspectors test times, provide written record of same to Washington Aqueduct. k. Record trip pressures and low air pressures, verify compressor functionality at specified pressures. l. Provide a written report within five (5) business days of completing the inspection, detailing all inspections performed, any recommended maintenance, any needed repairs, any upgrades either suggested or as may be required by new regulations, and certifying proper system function for each location. LOCATION: The Washington Aqueduct is located in Northwest Washington DC at the Maryland State Line and the Potomac River, with satellite facilities as noted below. Fire Suppression Systems for approximately five (5) buildings will be maintained under this contract and involve work at the following locations: Dalecarlia Water Treatment Plant - 5900 MacArthur Blvd NW, Washington, DC 20016 (primary location): Chemical Building (Dry Type), Hypochlorite Building (Wet and Dry Type), and the Maintenance Building (Wet Type). McMillan Treatment Plant - 2500 1st St NW, Washington, DC: General Office Building (Wet Type). Residuals Processing Facility - 5201 Little Falls Parkway NW, Washington, DC 20016: Office and Processing Building (Wet and Dry Type).
