Description

Scope of work for this project consists of renovating the spaces for the Fine Arts Department in the Smiley Art Building and McKenna Theater, and spaces for the Liberal Arts and Sciences department in the Jacobson Faculty Tower. The main features of the work shall include, but are not limited to the following: Providing renovation and upgrades to existing designated areas as shown on the drawings and as stated in the specifications which includes approximately 41,125 total gross square feet (SF) consisting of 15,475 SF at the Smiley Art Building (SAB), 10,200 SF at McKenna Theatre, and 15,450 at Jacobson Faulty Tower. Exact square footage amounts for specific parts of the work vary depending on the type of work. See below for details. Removals shall include abatement of existing vinyl asbestos floor tile, mastic, and wall base; existing spline ceilings including all concealed support system above ceiling which may include removal of black iron and gypsum wallboard, existing ceiling diffusers and appurtenances, lighting fixtures, exit signs where shown; existing interior signage at corridor areas, and temporary support of existing ceiling mounted fire alarm and other devices at corridor during the work. For abatement work at McKenna Theater, there is approximately 8,900 net square feet of floor tile and mastic removals. Reference hazardous materials drawings and specifications for specific details of removals and work scope. For abatement work at Smiley Art Building, there is approximately 15,475 net square feet of floor tile and mastic removals. Reference hazardous materials drawings and specifications for specific details of removals and work scope. For abatement work at Jacobson Faculty Tower, there is approximately 13,450 net square feet of floor tile and mastic removals. Reference hazardous materials drawings and specifications for specific details of removals and work scope. New work shall include providing and installing new vinyl composite floor tile and continuous cove base at all removal areas, acoustical tile ceilings and grid system, ceiling diffusers, lay-in LED lighting at corridors, exit signs where shown, primer and finish paint, interior signage at corridors, and re-installing temporary supported or removed fire alarm devices at corridors. Providing all labor, supervision, project coordination, tools, equipment, demolition, legal removals, and the legal recycling, disposal, and reporting of all construction waste for the renovation of spaces and work. Contractor shall be fully responsible to review all existing conditions, all dimensions, all material quantities necessary, and all new work indicated or shown; and as fully coordinated with the hazardous materials report and with all construction documents and specifications prior to bidding. Contractor shall provide and maintain full access and egress in and out of the building at all entry locations, classrooms, offices, and non-work areas and at all times. Contractor, Contractors employees, and all sub-contractors to Contractor shall park employee vehicle(s) in the College approved location during all times of work, and each contractor and sub-contractor employee shall purchase a contractor parking hang tag for the duration of the work period, no exceptions. Contractor shall be responsible for patching, spackling and taping all damaged or disturbed existing building conditions affected by the removals work. Any items damaged by the Contractor shall be replaced and installed with new (similar in-kind) by the Contractor to the satisfaction of the College, and at Contractor's expense. Contractor shall provide daily project clean-up of debris created by the Work, restoration of existing adjacent areas disturbed by this contract work, and final cleaning of all areas of the completed Work. Contractor shall not leave or store any materials or equipment in the building, work areas, or on campus grounds, unless approved in advance by the college. Contractor shall follow and adhere to the Campus Impairment Program, and especially in regards to any welding work, and Contractor shall not disrupt the existing campus fire alarm system during the work, no exceptions. Contractor shall provide temporary fencing as stated in Section C-Special Conditions, line 4 "Staging Area/Storing of Materials, and Construction Fencing". All dumpsters and storage trailers shall have solid wood members placed under wheels of these items to protect existing conditions, and dumpsters shall be placed on asphalt paving, unless approved in advance by College. Locations of these items must also be approved by College before any deliveries or installation, no exception. Contractor shall leave work area in a ready to use condition without the College having to clean any areas of work where Contractor performed work.
