Description | Provide all labor, materials, equipment, tools, field inspection, field verification, transportation, supervision, equipment start up services, permits, inspections, and other testing services necessary to replace the roof and repair interior damages in the Admin Bldg. at MSD Santa Barbara. The work includes, but is not limited to, the following: A. BASE WORK AT THE ADMIN BLDG, AND SHED ROOFS: 1) Provide operational testing and reports of all equipment to be temporarily relocated prior to demolition of roof and upon completion of work and re-installation of all equipment. COR shall be present for both tests. See Sheet T100. 2) Contractor shall obtain all required permits for work, including but not limited to, from the City of Santa Barbara. See Sheet T100. 3) Lock out/tag out of existing circuit breakers for an existing roof HVAC unit. Temporarily remove and store the HVAC unit and associated refrigerant piping and insulation. After the roof work is completed, install unit on existing curbs and reconnect all required existing electrical cables/wiring and existing refrigerant piping. Provide new piping insulation material for the existing refrigerant pipe. The thickness of insulation shall meet and exceed the ASHRAE 90.1-2019. Provide new high pressure treated wood blocks for the refrigerant piping. Provide equipment startup service and report. Coordinate removal of equipment with COR to minimize disruption to operation. Reinstall per manufacturer's guidelines. 4) Lock out/tag out of existing circuit breakers for the existing exhaust fan. Replace the existing exhaust fan and associated roof curb with new exhaust fan and roof curb. New exhaust fan shall match existing. Re-connect existing electrical power and exhaust duct to the new fan. Provide new backdraft damper to the new fan. Provide equipment startup service and report after completion of installation. 5) Lock out/tag out of existing circuit breakers for the existing 9348519 Page 2 roof split air conditioning (AC) unit. Temporary remove and store the AC unit and associated refrigerant piping and insulation. After the roof work is completed, provide new high pressure treated wood beams and install on the top of new roof. Re-install the existing AC unit on the new wood beams. Reconnect all required existing electrical cables/wiring and existing refrigerant piping. Provide new piping insulation material for the existing refrigerant pipe. The thickness of insulation shall meet and exceed the ASHRAE 90.1-2019. Provide new high pressure treated wood blocks for the refrigerant piping. Provide equipment startup service and report. 6) Temporarily remove the existing gas line prior to repairing the roof. Clean, paint, and re-install gas line with new highpressure treated wood blocks for gas line/pipe support to the roof after the roof work is completed. 7) Temporarily remove the existing condensate line prior to repairing the roof. Re-install the condensate line with birddeterrent spikes and new high pressure treated wood blocks for pipe support after the roof work is completed. 8) Temporarily remove remaining roof-mounted mechanical,electrical and communications equipment. Reinstall equipment as per drawing Sheet A100 & A102. 9) Tear off and dispose of existing roof system down to plywood deck including roof drains, downspouts and damaged flashing asshown on sheets A100 and A103, see Section 02 41 19. 10) Furnish and install new roof drains, scuppers, downspouts, heads and wire strainers to match existing openings. 11) Furnish and install new walking pad as noted on sheet A100 and section 07 54 23. Assume 400 LF. 12) Remove rust, prime and paint roof access ladder and hatch. B. BASE WORK INTERIOR AT THE ADMIN. BLDG.: 11) Remove and dispose of all water-damaged ceiling tiles in the locations indicated on the drawings. See Sheet A102. 12) Remove and dispose of all water-damaged batting insulation in the walls and ceilings. See Sheet A101. 13) Remove and dispose of all water-damaged and stained gypsum board at the walls. See Sheet A101. 14) Remove and dispose of all water-damaged and stained carpet and carpet padding, molding, and cover base at first and second floors. See Sheet A101. 15) Furnish and install new ceiling tiles in the locations indicated on the drawings. Assume 70 tiles at 2'X4'. See Sheet A102. 16) Furnish and install new batting insulation in the ceilings. Assume 600 SF. See Sheet A102. 17) Furnish and install new batting insulation in the walls. 18) Furnish and install new gypsum board at the wall and paint wall to wall, ceiling to floor to match existing surfaces. Assume 200 SF. See Sheet A101. 19) Furnish and install new carpet and carpet padding, to match existing, and new coved wall base, and molding at the floors as per section 09 86 16. Assume 1,200 SF. of carpet and padding, 50 L.F. of molding, and 300 L.F. of coved wall base. See Sheet A101. 20) Remove stains from masonry walls and paint wall to wall, ceiling to floor to match existing surfaces. Assume 400 SF. |
