Description | This project is being performed under Chapter 149A Construction Manager at Risk, The Colantonio Company is the selected CM firm. The existing 116 Norfolk is a four story, masonry building constructed in 1907. Last renovated in 2010, it is to be a gut renovation along with an addition of approximately 22,000 sf. The completed structure will comprise 45,900 sf of 58 studio apartments and 4 ADA compliant units and necessary common areas and support spaces. The building use is to be R-2 Residential with assembly areas. The existing building is wood and steel framed with masonry. The decks are wood subfloor on wood joists. The addition is steel frame with wood framing at wall infill and at interior partitions. All utilities will be new from the street into the building. The building occupants will be relocated from the building by the end of September,2022. Approvals process and funding will be in place by year’s end. Construction is planned to commence in January, 2023 and complete in November 2024. The Committee is prequalifying the following Trade Contractor packages with estimated amounts as indicated: Masonry $700,000. Miscellaneous and Ornamental Iron $195,000. Waterproofing, Damp Proofing and Caulking $200,000. Roofing and Flashing $470,000. Metal Windows $415,000. Glass and Glazing $ 62,000. Tile $227,000. Resilient Floors $ 55,000. Painting $315,000. Elevators $320,000. Fire Protection $450,000. Plumbing $1,900,000. Heating, Ventilating and Air Conditioning $3,000,000.
