Description

KHC will enter Competitive Sealed Bidding with any Bidder that is deemed a Responsible and Responsive Bidder to this Invitation to Bid. KHC is the state housing finance agency and a political subdivision of the Commonwealth of Kentucky. Created by the General Assembly in 1972, KHC's mission is to invest in quality housing solutions for families and communities across Kentucky. Services Requested Services are to be provided as follows: Demolition Keynotes Coordinate all items to remain with KHC staff. Coordinate all demolition with new work. Additional demolition may be required to complete new work. Remove all toilet fixtures, equipment, and accessories. Store equipment and accessories. Coordinate with KHC staff for reinstallation if applicable. Remove existing counter, sinks, mirrors, and accessories. Coordinate with property owner for reinstallation if applicable. Remove all existing floor and wall tile. Patch and repair existing surfaces as required for new tile installation. Repair and patch all surfaces adjacent to demolition work, and affected by the work, to match existing. Dispose of all demolished material in an acceptable manner according to all applicable laws, regulations, and requirements. Architectural Keynotes Dimensions are to finished surface. Field verify all conditions and dimensions prior to starting work and notify KHC staff immediately if discrepancies are found between contract documents and actual field conditions. Where a fix dimension is shown on an accessible fixture or accessory, that item shall be installed exactly as dimensioned. Coordinate equipment work with manufacturers and suppliers to insure proper rough-in clearances for installation, use and maintenance. Protect existing surfaces to remain that are not included in scope of work, but that are within areas of construction activity. Patch, repair, and restore existing finishes and surfaces to "As New Condition" as required to match surrounding materials or to provide appropriate substrate prior to installing new finishes. Areas noted to be patched or repaired on the drawings are given for reference and shall not be interpreted to limit the scope of work. Verify mounting heights of accessories, equipment, door hardware, casework, etc., and provide solid support wood blocking fastened to framing members as required to support weight and use of items. Where mounting heights are not indicated, mount items in accordance with recognized industry standards. Coordinate locations with manufacturer or supplier and refer mounting height questions with KHC staff for interpretation. Ensure proper operation of ALL plumbing, electrical, and mechanical systems. Ceiling Keynotes See room finish schedule and finish material schedule for additional ceiling information. Coordinate light fixture types and quantities with KHC staff. Finishes Keynotes Paint all new and existing door frames in areas of new work. Paint all new and existing grillers to match color of surrounding wall. Finish soffits and bulkheads to match surrounding surfaces. Paint vertical surfaces with surrounding wall color and horizontal surfaces with ceiling paint color. Extend all finishes behind fixed equipment including casework. Align floor transitions at door locations with the centerline of the door. Extend all flooring under knee spaces and counters. All walls to receive field paint. Use sealant in place of grout at inside corner of tile walls. Material Schedule Keynotes KHC will supply a Renovations Packet at the Pre-Bid Meeting for the contractor to adhere to for the renovations. The Renovations Packet will contain a materials schedule for manufacturer information, product names, model numbers, sizes, and finish colors that will be only used for the renovations. The Renovations Packet will contain Architectural Designs for the breakroom and restroom renovations. Contractor Keynotes Bidder shall furnish all labor, materials, supplies, tools, appliances, equipment, devices, etc. needed to perform renovations. Renovations are to be done so with minimal interruption to KHC staff during the hours of 8:00 am to 5:00 pm. Monday through Friday and the weekends, if needed. Contractor must supply a start date and a completion date for the renovations. Additional Information The contract will be for no longer than one year with the possibility of two (2) one-year renewals, at the sole discretion of KHC. Each Bidder shall carefully examine the requirements and items requested. The failure of any Bidder to receive or examine any form, instrument, or document, or to acquaint themselves with the Services or location will in no way relieve the Bidder from any obligation with respect to its Bid. Bidder shall submit only one Bid for Services. Multiple bids will not be accepted. Questions Regarding the RFP Any questions posed by Bidders prior to the response deadline must be submitted in writing or electronic mail to: Bradley McLennan, Kentucky Housing Corporation, BMcLennan@kyhousing.org, or 1231 Louisville Road, Frankfort, KY 40601; or via phone at 502-564-7630. Bradley McLennan will determine whether the response could have a material effect on the Bidder's proposal. If so, both the question and response will be posted on KHC's website for all potential Bidders to view. If not, the response will be made only to the questioner. In either case, the file will be documented to reflect the result. Questions must be submitted by 5 p.m. ET Friday, December 9, 2022.
