Description

From qualified firms to provide Construction Management at Risk (CMaR, CM) services on the Tulsa County Courthouse Renovations. The Owner has retained the services of an Owners Representative (OR) as well an Architect/Engineer team (A/E, Design Team) for the Project. The Scope of Work associated with each of these agreements generally includes professional services anticipated to be necessary from the OR and the A/E through the end of Schematic Design as well as support services required in conjunction with subsequent pricing activities to be completed by the selected CM. It is anticipated that this pricing effort, following formal review and approval by the Owner, will (1) establish the scope and budget for the remainder of the Project, and (2) form the basis for amendments to both the OR and A/E agreements. Questions Deadline: 12/9/2022 5:00:00 PM Issue Final Addendum December 19, 2022 Preconstruction Services 1.1. Construction cost estimates / cost control / budget management. 1.2. Collaborating with the Design Team to ensure cost integrity / identify value opportunities provide advice on constructability. 1.3. Project scheduling, including updates at regular intervals Construction Phase Services 2.1. Procuring the Work defined in the Construction Documents. 2.2. Procuring all necessary permits for the Work 2.3. Managing and directing all construction activities through final completion 2.4. Closeout process including submittal of all final documentation (As-built drawings and specifications; warranties; product and system O&M data; training the Owners staff on all new building systems; turn-over to Owner. 2.5. Warranty verification - Eleven months after final completion, walk the facilities with Owners representative and Architect to verify all work was completed in compliance with the Construction Documents, and that no warranty claims are outstanding. The CmaR shall secure the consent of his surety and those of his trade contractors for a reduction in retainage or the remittance of Final payment(s). The OR will obtain Owners final approval for all decisions and obtain the Owners assurance that sufficient funds are available to complete the project within the current budget. The agreement will contain a liquidated damages clause to address actual and consequential damages in the event the CMaRs acts delay the Owner from using the facilities on the contractual completion date for the intended use and without interruption of the Owners scheduled, customary activities and special events
