Description

An approximate 30,000-40,000 square foot two-story restaurant/recreation/entertainment venue with another approximately 15,000 square feet of outdoor seating, games and activity lawn – this work will be full core and shell plus interior finish out construction. Three (3) waterfront restaurant pads of approximately 6,000 square feet each with the option for additional square footage via second level outdoor rooftop patio provisions with overhanging shade structures – this work will be core and shell construction only at this time with the possibility to transition into full interior finish out work. An approximate 15,000 square foot waterfront event lawn with covered stage and storage/public restrooms incorporated back-of-house. Surface parking of approximately 450-500 spaces along with a contiguous below-grade parking level of approximately 150-200 additional parking spaces (600-700 spaces total). Reconfiguration of existing infrastructure including a new central site entry, removal of a portion of the existing Esplanade Road, reduction of the existing Park Central site entry and new entry drive deceleration lanes associated with the Highway 161 frontage road. •Walkways and trails throughout the extent of the site with two (2) pedestrian bridges for crossing of the existing Army Corp of Engineers drainage swale which routes through the development site – drainage swale boundaries will be maintained and enhanced. Landscaping of significant presence and importance is also planned throughout the site.
