Description

The scope of the work shall include, but is not limited to the following: a. General Coordination responsibilities including the following: 1) Coordination of the work with SubContractors active on the project site. All Contractors shall act in accordance with the schedule dictated by the Owner, and shall coordinate all construction activities through the General Contractor and Owner, as agreed and accepted by the Owner and Architect. b. Selective demolition responsibilities included within the scope of the project shall include the following: 1) Removal of existing compressors and other mechanical equipment designated to be removed. Note: The LRHSD shall salvage and reclaim all R-22 refrigerant prior to the removal of the equipment scheduled to be removed. 2) Removal of masonry construction as delineated within the construction drawings and as required to complete the scope of the work. 3) Preparation of existing ceiling systems and finishes to accommodate the installation of the proposed VRF systems and components. 4) Repair, patching and preparation of existing wall surfaces as required to accommodate the proposed construction, and as required to accept the specified finishes. 5) Removal and relocation of existing electrical systems indicated and required for the performance of the proposed work. 6) Cleaning of the site. It shall be the responsibility of the contractor to completely clear the work area of ALL demolition debris. 7) Notify the Owner and Architect in the event that hazardous materials are encountered during demolition operations, comply with applicable regulations, laws, and ordinances concerning removal, handling and protection against exposure or environmental pollution. 8) Protection of all existing improvements to remain, and not specifically designated for demolition. Damage to existing buildings, grounds and improvements resulting from the work of this contract shall be shall be repaired and restored at no expense to the Owner. 9) Protection of the project site, including but not limited to the installation of barriers and guards as required to protect students, staff and visitors to the site. 10) Surrounding grounds shall be restored following the completion of the contract. c. Supply and installation of the complete new VRF systems as designated and specified. Equipment is to be provided with individual wi-fi connection capabilities and web-based status notification. d. Supply and installation of steel lintels and masonry infill as required to accommodate the masonry openings as may be required. Masonry conditions vary, and are to be field verified. e. Outdoor units to be wall mounted. Unit installation will match the existing methods, utilizing unistrut and ¾” Azek backing boards. Installation methods need to anticipate the planned future wall cladding. f. Restoration and repair of damaged or altered ceiling and wall surfaces, including touch-up painting. g. Electrical work, including, but not limited to Electrical & fire detection, Electrical Demolition, Electrical service and fire alarm interconnections. The scope of the contract shall further include the relocation of existing lighting fixtures, fire alarm devices, IT and communications systems as required to accommodate the renovations proposed.
