Description

*As of April 3, 2023, a general contractor has been awarded, however their contact details have not been disclosed. This project primarily consists of exterior framing, sheathing and finishing to create a 12,000 SF shell building for future tenants. We will receive a pad ready site with completed foundations and erected structural steel. From there follow notes on A-103 for stone and slab placement correlating back to the structurals for specifications and details. Concrete placement encompasses surrounding sidewalks, adjacent curbs and partial building slab placement. The rest of the slab will be prepped with stone and vapor barrier for future placement by other tenants. The following trades will be required to complete this project: Concrete - pad ready site completed foundations by others - we are responsible for surrounding sidewalks, curbs, partial building slab, stone and vapor barrier; Masonry - do not include any foundation work - INCLUDE: Belden Modular Brick, Continental Cast Stone (detail on A-602) and Old Castle Echelon Split Face Masonry per finish legend on A-700, architectural wall cuts and structural sheets, include sealer per water repellant specification section in division 7; Structural Steel - Brick/Window Lintels and the Ladder (sheet A-603); Patio Railing - typical railing details are on A-602, elevation on #4/A-400 and the lengths can be determined on A-101; Metal Stud Framing and Sheathing - Include ALL wood detailed on plans be it 2x or plywood materials, include drywall for interior demising wall and all in-wall insulation detailed in the plans, include install of door frames, include fire caulking per specification section 078446; Install doors and hardware x 4; Caulking; Water Repellant over Plywood Barricade - Sika Corporation, Inc.; Sikagard-535 with SikaMembran 540 tape for all seams; EIFS - 2.1 MANUFACTURERS A.
