Roof Replacement for West Hall Roof

This West Hall Roof Replacement Project located at 33 North Institute Colorado Springs, CO 80903, includes removing a flat built-up roof (circa 1999) and replacing with new insulation and a fully adhered EPDM membrane. Additionally, the slate shingled roof area will be repaired as needed with new tiles, ridge cap and flashing. Existing drains on this roof will be relocated away from the sloped tile roof to accommodate better maintenance and drainage. A $5,000 allowance should be assumed to inspect the drain system integrity throughout, and the number and placement of the drains shall be evaluated against code to ensure adequate capacity based on the square footage of the drainage area. Three small copper roof entrance areas will need to be restored to good condition. The two first floor terrace deck areas will need to be stripped, properly pitched, covered with a waterproof membrane, and retiled. A $25,000 allowance should be assumed to address any interior finishes (plaster, paint, flooring, trim, electrical system, and fixtures) that have been damaged by water infiltration. Notice is hereby given to all interested parties that all teams will be required to meet minimum requirements to be considered for these projects. To be considered as qualified, interested teams shall have, as a minimum: Provided Design/Build Contracting services within the last three (3) years for at least two (2) projects each in excess of $1,000,000 (hard costs), utilizing the expertise present in their Colorado Office; and Demonstrated specific Design/Build experience in projects of similar scope and complexity; and Demonstrated bonding capability up to $750,000 for an individual project coincidentally with current and anticipated workloads; provide letter from surety that affirms this capability. Firms who meet the minimum qualifications will be invited to the mandatory pre-submittal conference and tour and be given all other associated bidding documents via email.
