Artman Elementary School Roof Replacement Project

A. Base Bid 1---Artman Elementary School (Specified Roof Area ONLY) Replace with 2-Ply Modified Bitumen Hot Applied Roof System 1. Remove existing Ballast/EPDM membrane from the existing Polyisocyanurate insulation system. Contractor will visually inspect and replace all wet insulation. 2. A unit price is being requested on the “Standard Form of Bid” for Polyisocyanurate insulation replacement. 3. Replace internal roof drain clamping rings & strainers with new cast iron replacement parts. 4. Install necessary new wood blocking at perimeter edge to accommodate height of new insulation/roof system. 5. GYPSUM DECK--- Existing Fully Adhered EPDM membrane (Auditorium) will be removed from the 1/8”/sq. ft. tapered Polyisocyanurate insulation system. A new 1.5” flat Polyisocyanurate insulation board adhered with Insul-Lock HR insulation adhesive over existing insulation. 6. METAL DECK--- Mechanically fasten existing tapered 1/16”/sq. ft.---1/4”/sq. ft. Polyisocyanurate insulation system (plates & screws), per the wind uplift calculations. a. Provide 4’ x 4’ tapered sump at all internal roof drains b. Provide tapered crickets at all drain lines 7. Install cover board, one (1) layer of 0.5” High Density Fiberboard in Type III hot asphalt, staggering joints to underlying existing insulation. 8. Hot apply modified base sheet (StressBase 80) as specified throughout the field. 9. Install specified modified cap sheet (Stressply E) in hot asphalt as specified throughout the field. 10. Complete the system with a flood coat of Black Knight Cold @ 5 Gallon/Square & slag. Gravel guards are required at all internal drains. 11. Flashing system consists of a base ply (StressBase 80) applied in hot asphalt & a cap sheet (Stressply IV Plus) torch-applied. All vertical seams to receive a three (3) course application of SilverFlash/GarMesh/SilverFlash. All flashings receive two (2) coats of an aluminum coating (Garla-Brite). 12. Metal Roof Area #9---Panel length will be shortened by roofing contractor 2’ to allow for the modified flashing system to be installed to an appropriate height. 13. Install new metal trim components with .040 aluminum, mill finish. NOTE: Existing copper counterflashing at the Auditorium roof brick wall will be removed and new copper counterflashing installed into existing copper receiver. 011100-2 14. Install premanufactured .040 aluminum flashless fascia system (R-Mer Force) as specified (Standard Color). Existing extender, where applicable, will be reused. If damaged, the contractor will replace in kind. 15. Receive a 32-Year Edge-to-Edge Warranty upon completion. B. Base Bid 2---Artman Elementary School (Specified Roof Areas 1-10, 13) Replace with RMer Span metal standing seam roof system 1. Remove existing standing seam roof panels and clips. 2. Bad decking will be replaced on a unit cost basis. Any bad decking will be documented with photographs. 3. Mechanically fasten ¼” USG Securock over existing metal deck. 4. METAL DECK--- Install new slip resistant underlayment (R-Mer Seal) over USG Securock on entire roof surface and clips spaced per the provided shop drawings. 5. Install kynar-coated .040 18” R-Mer Span panel system in standard color chosen by Owner. 6. NOTE: Roof Area #9---Panel length will be shortened 2’ to allow for the modified flashing system to be installed to an appropriate height. 7. Furnish and install the required post trim pieces, including rake edge metal and commercial grade gutters where they exist. 8. Existing coping caps on all block walls will be replaced. 9. Furnish and install a S-5 snow guard system. 10. Receive a 30-Year NDL Warranty upon completion. C. Base Bid 3---Artman Elementary School (Specified Roof Areas 1-4 ONLY) Replace with R-Mer Span metal standing seam roof system 1. Scope-of-Work is the same as Base Bid #2.
