Description | The work of this contract includes, but is not limited to the following: This is a single Lump Sum Base Bid. Project is "Phase 2" of multi-phase reno of the 21 Spring Lane Facility. Construction Work is limited to site improvements/interior renovations to approx. 5,000 SF of the bldg., limited interior/infrastructure improvements. Site work includes new ADA-compliant walks, with underground conduit, lighting and cameras, to service new walks. Interior improvements include selective demolition, limited masonry, interior wall, frames, doors & hardware, new finishes, signage, and specified specialties and accessories. Spaces include 2 classrooms/labs, offices/conference room/student lounge area and single-use toilet room spaces. Exterior work includes replacement of rooftop mechanical units, limited roof flashing and repairs at clerestory window openings. Project includes renovations to existing fire suppression system via Design/Build by Contractor (subcontractor is responsible Fire Protection as required for the renovation of the intended scope of the existing building is indicated as part of the Scope of Work, to comply with current Connecticut State Fire Safety Code and NFPA 13. The Work shall be Design-Build by Contractor. The Contractor shall engage a fire protection contractor qualified and licensed in the State of Connecticut to develop fire protection hydraulic calculations and shop drawings, prepared, stamped, & signed by a licensed Professional Engineer (P.E.) in the State of Connecticut, to the extent required for modifications based on renovation scope to the existing fire protection system in the building and to perform the Work. This shall apply to the Scope of Work of this Phase 2 project. The Contractor shall include and coordinate all requirements of the Office of the State Fire Marshal (OSFM) and FM Global, and shall submit the CT P.E. stamped and signed hydraulic calculations and shop drawings, along with product submittals and a Work sequence plan including schedule, to the Owner, the design team, OSFM and FM Global for their independent reviews and approvals. Upon approval by all parties, the fire protection contractor shall perform approved Work. The cost of all engineering, coordination, reviews and approvals, including revisions to documents, and if any flow test or other investigatory work is required, shall be included in the Contractor's price. FM Global Form 8 The Engineer reserves the right to reject any work which, in his opinion, has been installed in a substandard, dangerous or unserviceable manner. The Contractor shall replace said work in a satisfactory manner at no extra cost to the Owner. Bidders shall not rely on any verbal clarification of the Drawings and/or Specifications.
