Description

Construction Management (CM) at Risk services (i.e., the Negotiated Fee-Guaranteed Maximum Price (GMP) Construction Contracting Method Design for the modernization of 3 hydraulic elevators at the Kleman Plaza Garage located at 306 South Duval Street in Tallahassee, Florida. Desired services shall include, but may not necessarily be limited to, site evaluation and planning, master planning, demolition planning, spatial needs assessment, programming, conceptual design, cost estimating, preparation of bidding documents including all specifications and special/general provisions, construction administration, technical oversight during construction to include submittal reviews and site inspection, preparation of record drawings, and architectural/engineering services reasonably related thereto. Kleman Plaza, bounded by W. College Avenue, S. Bronough Street, S. Duval Street and Pensacola Street, is a parking garage located downtown Tallahassee, Florida. The structure is predominantly subterranean. The roof level is capped with a public plaza that includes planters, trees, paved areas, and a fountain. This plaza is even with S. Duval Street which runs along the property’s eastern boundary. Built in 1994, the structure includes five levels of parking that are accessed by vehicles at the fifth level off of S. Duval Street and at the second level from Bronough Street. Three hydraulic passenger elevators located in the NW corner of the garage and the mechanical, plumbing, electrical, architectural, and structural support systems will require modernization.
