Description | The following trades will be required to complete this project: Excavation / Earthwork / Site Prep - Strip and clear site, fill as necessary to meet grades, provide building pad per soils report inclusive of basement excavation, include erosion controls, site demo, and site utilities (include all required bedding per details and local authority requirements), include dewatering consisting of (2) 3" pumps that can be hard wired and run 24/7 if necessary, include manholes furnished and installed for building sump pumps and provide an alternate to furnish and install all foundation drain pipe and sump pumps connecting the pipe and making everything operational; Asphalt Paving and Striping - 1.5" wearing course, 2.5" binder course over 8" of stone for the all asphalt areas, include striping, pavement markings, handicap sign/post and parking block; Landscaping and Irrigation - include an alternate to furnish topsoil for landscape areas per plan depths, include an alternate for sleeves, include all plantings; Concrete - INCLUDE AN ALTERNATE FOR WATERPROOFING, Foundation Wall and Footings, Lower-Level Floor 5" Slab, Upper Level 4" Floor Slab, Site/Parking Pavements, Building Sidewalk, Curb, Dumpster Pad, Install (7) Bollards and (5) Light Pole Bases; Masonry - INCLUDE FLASHING, dumpster enclosure is block and brick w/precast sill with a precast top per sheet A-10.1, Brick for building exterior over wood framing to be Belden - Modular Hamilton and Midland Blends; Structural Steel - Floor beams, anchor bolts, base plates, ledgers, angles, dumpster gates with posts/mounting hardware, bollards, lintels, stairs, handrails and railings, decking per specifications and requirements listed on S-3.1. All steel to be galvanized, refer to specifications and do not deviate; Rough Carpentry - Wood Framing and Sheathing, include trusses, alternate price for insulation and another alternate price for drywall, include all draft stopping; Finish Carpentry - Install of doors, frames, hardware, restroom accessories, furnish and install FRP, counters, shelving, install interior signage and items listed as vendor furnished GC installed on A-1 Fixtures and Equipment Schedule, furnish and install corner guards; Waterproofing, Damp Proofing, Weather Barriers, Flashing, Caulking and Masonry Water Repellents; Batt Insulation; Roofing - Shingles, Aluminum Soffit/Fascia, Gutter and Downspouts; EIFS - Dryvit System EIFS Sill @ transition from second story to first on high side of building; Doors, Frames and Hardware; Glass and Glazing; Overhead Doors - National Account by Overhead Door Company or Clopay only; Flooring - Seamless Resinous Quartz (by Silikal, Dur-A-Flex or Res-Tek), VCT (include waxing); Painting - include the concrete floor sealer finish F-3, include floor striping, include painting all exposed steel Valvoline Red (inclusive of stairs and handrails), include painting underside and frames of awnings; Awnings - Standing Seam 1.5" Tube Steel Frame painted by others, include snow guards; Restroom Accessories - Refer to the Equipment Schedule on G-3.1 and the specification book; Countertops, Shelving, Bench, Cabinets, Windowsills - details spread out through many of the architectural plans; Plumbing - Include vent piping for owner equipment as necessary, provide an alternate to furnish and install all foundation drain piping and 2 sump pumps, include gas line, read general and coded notes on PP-4 Process Piping Plan to review responsibility and price accordingly; HVAC - Split system, Exhaust Fans, Transfer Fan, Radiant Heaters, Duct Heater, Ductwork and Air Distribution Devices; Electrical - Include Secondary Conduit and Conductors from Transformer, Include Conduit Only for Phone Service consisting of (2) 2" Conduits, Furnish and Install Lighting, Panels, Excavation and Backfill for Service work and Site Lights, Supply Power to Sump Pumps temporary and permanent, provide temp power pole and power to the job trailer *The owner requests that all subcontractor / supplier inquiries be directed to the GC Bidder. |
