Description

Development of the Site located at a highly visible, key intersection within the CCD and the City. The Coliseum Central Master Plan embraces principles of community livability and sustainable development by supporting a balance of mixed-use, high-density development, decreased automobile dependency, housing alternatives, recreational and entertainment opportunities. The development should respect the integrity of the natural environment while defining architectural features and community identity. The specific focus of the Coliseum North initiative area focuses on the creation of a mixed-use environment where residents can live, work and play. Major elements of the Coliseum Central Master Plan include: 1. Development – Transform the area from a district dominated by isolated, stand-alone developments and single-use neighborhoods to one with a range of well-connected, mixed-use neighborhoods. Encourages development that is unique to the area. 2. Housing – Introduction of new higher end, medium-density and high-density housing. 3. Commercial Development – Continued public/private developments on key sites throughout the District. 4. Commercial Redevelopment – Reinvestment and repositioning of privately-owned commercial properties. 5. Public Spaces – Develop additional green space, parks and public spaces as District amenities. 6. Parking – Plans for structured parking in high-density areas where needed/feasible. 7. Pedestrian Linkages – Build more pedestrian-friendly, street-front retail and other linkages to encourage pedestrian traffic throughout the District. 8. Transportation – Develop more user-friendly forms of public transportation to move residents and visitors within the District. 9. Roadways – Transform Mercury Boulevard into a well-landscaped, regionally significant urban boulevard and Coliseum Drive into a high-quality, pedestrian-oriented street.
